  One of the best ways to calculate a trend in Knoxville housing sales is the absorption rate for that area. The absorption rates for a huge area such as Knoxville or Knox County is a pretty meaningless number. To forecast current trends more accurately you need to target into a smaller area such as a specific area, subdivision, or zip code. And, since most sellers and buyers are interested in the price point their particular Knoxville house fits into, limiting it to that price point makes this tool even more useful. As an example let’s take the price point from $375,000 to $425,000 in the Town of Farragut, a popular suburb in the west end of Knox County. The annual flu season is just around the corner. Achy joints, runny nose, watery eyes, feel bad all over; bummer. UPDATE: St. Joseph is working overtime. Two days after burying the little miracle worker I have received two offers on the property, one of which is acceptable to the sellers. PPS, the first St. Joseph statue worked so well I bought another. This new listing was on the market for 1 week, 2 offers, one of which the sellers accepted, AND a higher than normal commission rate to encourage more co-op showings. OK, so I have this great listing I can't sell (yet) ;-)It's below comps for the last 3 months, great neighborhood, best school district in town, move in condition, brand new carpet, new paint, 4 bedrooms, 2,000 square feet, etc.,etc., etc. It's now reduced to $164,900Over 50 showings to date; lots of positive feedback.......but...........no sensible offers. We did get one that was 15K ...

Deep in west Knox County lies 500 acre Concord Park, a local outdoor mecca with picnic shelters, volleyball, swimming, junior golf, 8 mile biking trail, skatepark, soccer fields, baseball & softball fields, fishing piers, a marina, and a yacht club.And a cool spot called "The Cove" where on the second Saturday evening of each month the Knox County Parks & Recreation Department hosts a free outdoor concert series under the lakeside forest. As a long time taxpayer I love discovering new ways to save money on income taxes. One of the best deal going to date is the up to $500,000 EXCLUSION ON THE GAIN (the difference between what you paid to buy the property and what you sold it for) you make on the sale is tax-free, not the sale price, of your principal residence. It's up to $500,000 for married taxpayers filing jointly or $250,000 for single taxpayers.Tax expert Diane Kennedy has a great article on this subject in today's Realty TimesBasically to qualify for this huge tax savings you only have to have lived in a house that qualified as your principal residence for any 2 of the past 5 years. It appears from United Van lines, the moving companies' annual migration study of where their customers are moving to, that the Southeast and Western parts of the country are where the most folks are heading when they relocate.United has done this annual study since 1977, sort of like an NAR Buyers & Sellers survey.
