Serendipity Sundays - #StarryNightClarksvilleIt was a sunny day and the weather was nearly perfect to show off the new mural, #StarryNightClarksville that was added earlier this year. This recent addition to the downtown area is painted on the C. David Elliott building on Madison Street. It is a depiction of the Customs House Museum and the Montgomery County Courthouse. The talented artist is Olasubomi Aka-Bashorum. The 120 foot mural was sponsored by Two Rivers Company which promotes business and growth in the downtown area.  This is the first in a series of downtown murals to come. The artist completed it earlier this year and said he was inspired by Vincent van Gogh's The Starry Night.  Join the group in sharing and being reflective on Serendipity Sundays. Sunday Smiles- Take a Load OfClarksville TN has lots of good restaurants and the locally owned, non-franchised ones are my favorite. The Choppin' Block is open 6 days a week from breakfast time to after lunch. They have really good pork tenderloin and serve it on biscuits. Besides it being a quaint restaurant, it is also a butcher shop and they will even cook meats for you on the Big Green Egg. Keep this is mind for Thanksgiving, holiday season and special occasions. The meats are high quality and affordable. They have a saying on their T-shirts, "You can't beat our meats." The restaurant is located on Madison St. near Richview Rd. in Clarksville TN. Once you have a good meal, go out front and take a rest on the concrete bench, pig style. He will make you smile even more.

The Final Walk-Through Is The Buyer's Right Under TN LawBuyers and sellers ask why do we have to do the final walk before closing? The fact is it can be waived in writing by the buyer but I don't think a buyer would want to do that if he understands why it is so important. This is the final chance for the buyer to view the home before going to the closing table. At this time the buyer can give it a good look to see if all is in order and the repairs that were requested are done correctly. Then there will be no regrets after the closing that they took a shortcut of eliminating the walk-through.What is the purpose of the final walk through? The main purpose is to make sure that all contract conditions relating to repairs have been completed and the house has not been damaged in any way by...

Who Pays the VA Funding Fee and Who is Exempt? The beauty of a VA Loan is that the Veteran is able to get a 100% loan. There is a caveat that a VA Funding Fee must be paid unless the Veteran is exempt from the requirement. The exemption will allow for a truly 100% loan to take place and if the seller pays the closing cost, the Veteran can get the home with almost no investment. The way it works is the Department of Veterans Affair guarantees the loan and when the Funding Fee is collected it helps offset the expense of running the VA program. If a VA Funding Fee is required, the VA will allow the fee to be added into the loan and be financed over the life of the loan. The buyer can pay it upfront as well and the seller can pay all or a portion of the Funding Fee for the Veteran buyer.  C...
