The Clarksville market is still a strong, active market.  The December market has been very busy and houses are selling faster than they have in the last 3 months. Typically our market picks up in January and continues strong through the rest of the summer market. We are on track to start to make 2008 our greatest year ever.

As a service I like to collect the data of the community to give an economic health report for the housing market in Clarksville TN. Here is the most recent development.10/10/2007 According to the Clarksville Leaf-Chronicle more than 7,000 division soldiers have already deployed to the Middle East, with a total of 10,500 expected to eventually land in Iraq to take over from other units already there. In January, about 5,000 soldiers of the division headquarters, 4th Brigade Combat Team, 101st Combat Aviation Brigade and other support units will deploy to Afghanistan.Sales are still steady but have declined from recent fast expansion of the market to what is considered a more normal market. Clarksville will be commemorating the National Day of Prayer from 6 a. m. to 6 p. m. Thursday at the Riverview Inn Ballroom, just off of Riverside Drive. There will be more than 40 local pastors leading 15 minute prayer segments. At noon local officials will congregate to pray for our national leaders and our country's soldiers. The event is Non-Denominational so all are invited. The power of prayer is an amazing thing, I would encourage all who can to attend.

      With her performance in the 1960 Olympics Wilma Rudolph made sure that people knew of Clarksville, TN. Today Clarksville is still rapidly growing. For those of us who live here we see it everyday; new homes, new subdivisions, new stores being built, roads being expanded. Now we are anticipating the opening of a new Multi-Purpose Event Center. The MPEC will bring Arena Football, Central Hockey League Games, Basketball Games, Concerts, Rodeos, Circus Events, Ice Skating, and many other events. Apparently the MPEC will also be a cornerstone for an entertainment district as well which will house retail shops, restaurants, and a full-service hotel. Is it any wonder that Clarksville is such a great place to live?

How many of us remember playing Dodgeball as a kid? I'm sure everyone us can say that we do. I tend to get out in the yard and play with my kids now.  Now how many of us have seen the movie that was released a couple of years ago titled "Dodgeball: A True Underdog Story" starring Vince Vaughn and Ben Stiller?  I just found out through our local Chamber of Commerce Website that Clarksville, TN is the host city for the World Finals of the National Amateur Dodgeball Association. The tournament will take place in August of this year and will host over 100 teams and a total of 1,000 players. Is this cool or what? I didn't even know that there was a National Amateur Dodgeball Association. I can guarantee that our family will be there.

I'm lucky enough to be involved in listing a home that was built in 1824.  Now this may not seem old to people on the east coast, but 1824 is only 4 years after the first steamboats arrived in here in Clarksville, TN. I feel that it is my sacred duty to find a buyer for this home that will feel an emotional connection to it and appreciate its history.  A historic home is not perfect.  This one has over a hundred and fifty years of families that have walked its halls, played in its yards, and slept in its bedrooms.  The Civil War echos from its walls.  The trees on the property are amongst the oldest and largest in the county. The Leaf-Chronicle newspaper reported the national information that existing home sales were flattening and prices were cooling. Clarksville and Montgomery County are defying this trend! Nationally, existing home sales declined 1.3 percent from May and were 8.9 percent below June 2005. The median house value was $231,000. The median is a typical market price where half of the homes sold for more and half for less.The Realtracs Multiple Listing System provided me with the detail to obtain the figures for Montgomery County. These numbers include both new and resale homes. Locally, home sales in June were 408. This is an increase of 18% over last month and nearly equal to the 411 sales of a year ago.The median value of a Montgomery County home was $132,500. When compared to the national fi...
