CAN OCEANFRONT & SECOND ROW  PROPERTIES REALLY HOLD THEIR VALUE???     Today I was thinking to myself; with whole financial debacale still in full swing, fresh Foreclosures still coming into the market and Short Sales creeping higher and higher into the Market Share for all Active Listings, does Oceanfront or Second Row Properties still have what it takes to hold their escalated Values??     I pulled statistics for just the North Myrtle Beach area and found that currently, there are 23 different listings for sale that are both Oceanfront & Second Row to the Beach.  The Lowest Priced House is amazingly  $360,000 and Second Row.   The following is an update on the paving of Watertower Road: There have been some final contract negotiations that were just completed.  The City has now decided on the contractor and should have final contract documents signed this week.  They also have a storm water permit that must be received from the state.  That said, they should have equipment on the road either next week or the week after.  The contract is a 120 day contract and is a design-build contract, which  trimmed several months off of the schedule.  The project is designed as a five lane section to accommodate future traffic and expansion.  The initial phase will include two lanes, with additional lanes added later.       We love Italian food and Irish music, and even Scottish Bag Piping so we attended the North Myrtle Beach 6th Annual Irish Italian International Festival. The City of North Myrtle Beach and the North Myrtle Beach Aquatic and Fitness Center hosted the festival. This event brings approximately 20,000 people to North Myrtle Beaches, Main Street to celebrate different cultures. The festival had local favorite and from dozens of local restaurants and they all feature their specialty foods but we did not buy food but it really smelled great! Admission and parking was free to the festival and that is always a plus with my family of five. My girls’ favorite were        the inflatables, they had a ball! My last Broker told me that I should have picked a designation. Excuse me, this is a designation last time I looked.     I am sooooooo excited that I was pushed into this great opportunity!   My questions are as follows: Software programs for sales, rentals, vacation rentals and showings all in one or close Should I hire newbies? I think so What are some tips in starting a Brokerage? Should I compete with Agents? I was only planning on taking on past business and my referrals Should I have opportunity time What kind of Awards should I plan? How often for meetings? How often for Caravan? Three men are sharing a sauna together.  All of a sudden, they hear a beep.  One of the men gets up and summarily leaves the sauna.  When he returns he explains: "Sorry, it was my beeper.  I had it implanted in my arm." Soon thereafter, they hear a phone ring.  The second man excuses himself and walks out.  When he returns he explains: "Sorry about that!  It was my cell phone.  I had it implanted in my palm." All of a sudden, the third man gets up and leaves.  He returns shortly thereafter.  As he makes his way back on to the sauna bench, the other two men notice a long piece of toilet paper hanging from his behind.  Observing the glares he explains:  "Sorry guys; I just had a fax come in!"   08/06/2009

We decided on Japanese.  Right after my evening jog, my daughter and I descended upon our favorite Sushi Bar for a nice Friday night dinner and chat, catching up on each other’s lives after a busy week.  Nothing special, just a relaxed mother/daughter dinner in blue jeans and T-shirts, hair up in pony tails.   I felt him stare at me all evening.  He was with a group of people.  I didn’t pay much attention to it; I am fairly impervious to these things.  I can’t pretend that I didn’t notice him, because I did; it was hard not to: he was a very good looking guy.    My daughter left to get the car; I stayed to settle the bill.  I said good night to our favorite waitress and made my way towards the door, stopping at the front desk for some mints.  There he was by the front door waiting for ... 07/24/2009

    There is a universal law of money.  People who hold on to money too tightly suffocate the energy of money; thus by trying too hard to keep the money, they are actually stifling the flow of money coming towards them.    Working this arduous short-sale/foreclosure market has certainly cemented this belief.  It is very obvious that ‘Penny Pinching’ people who try to take advantage of others have a higher incidence of loss.  Being involved in property management has been eye opening for me.  The owners who don’t care about anyone else but themselves have a much higher incidence of loss through foreclosure.    Reasonable people who care about others and who are generous with their money continue to prosper even in these trying times.  By giving, the flow of money is released and we are a... 07/16/2009
