Mount Pleasant, SC Real Estate News

In my years in business, I can totally say I made the right decision in hiring a VA (Virtual Assistant) to help me out with tasks that I wasn’t able to handle before because of my tight schedule selling homes, talking to clients outside the office (that made me drop my online marketing side). I had doubts as to whether it will work especially tasks will be done virtually. I had questions like, HOW POSSIBLE IS IT FOR A VA TO WORK WITH A BUSY REALTOR? WHAT TASKS DO I GIVE TO MY VA THAT CAN BE ACCOMPLISHED AT THE END OF THE DAY? WILL I GENERATE BUSINESS FROM THIS VA? I gave it a try and in my opinion, it’s worth the risk! I started giving my marketing obligation to the VA - of course I had to let her familiarize the tools that I had been using, she handles campaigns, lead generation (right...

For most, of course, it is always best to own your house, settle to a place you've always dreamed of. Apart from it, no property manager can tell you to move out or increase rental rates because under a fixed-rate loan, payments are set monthly. Furthermore, you are most likely able to control when the amount gets to be paid in full or control the interest rates and principal amount of the mortgage. Home owners gets tax deduction from purchasing, renters don't, that's just one point. This has been a long time debate, although agreeable that owning a house lets you keep a lot of savings (Savings mean forced employment leverage once owning), let's consider that fluctuations are temporary and home prices and rental rates are just going to adjust the way it should be and be exactly where th...

Owning a Single Family House instead of renting one provides a huge amount of savings for every family. On the other hand, commercial real estate gives greater impact to those waiting to finally land a job whether it may be in a small retail store or in an industrial related company. So generally, RE is everybody's point of revenue. Real Estate Industry is non recession proof, for instance, RE contruction requires a great deal of labor/work force. Therefore, we can simplify it as no property sales = no work force and no work force = high percentage of unemployment. The clear outcome of poor sales may end up to the depreciation of home value whether it's listed in the market or not. In effect, when Home Equity Loan value decrease, homeowners tend to cut down their expenses and the domino...

I recently had the pleasure of visiting some friends in Mount Pleasant, South Carolina. This is a lovely town not far from Charleston offering lots of restaurants, pubs, entertainment venues, and accommodations perfect for anyone visiting or living there. The Towne Centre supplies a wealth of shopping opportunities for the shoppers among you. There are local beaches, golf courses, and local parks that include Palmetto Islands County Park and Shem Creek Park. My friends found that living here made them just overall more active than when they lived in a larger city up north. With plenty of biking and walking trails and the option to rent a kayak or canoe, it’s not hard to understand why that is. The Mt Pleasant homes for sale in this area exude Southern charm and the market has a substant...

There are thousands upon thousands of books and websites that will tell you how to market. Some of them will give you a "best and greatest" marketing plan available, and it is funny how many contradict each other. Luckily, I have the perfect marketing plan for you.... Your marketing plan should automatically produce as many qualified leads as you want, work well with your business model and fit within your marketing budget. See, told you - it is perfect. The designing it the tough part….. haha Some General Marketing Tips Tip 1: You must know who your target audience is. Tip 2: Campaign with online presence. Tip 4: Focus your message on benefits. You have a list of homeowners facing foreclosure.  How do you turn them into qualified leads?  Imagine a funnel, you pour the list of homeowners into the top of the funnel and qualified leads automatically come out of the bottom of the funnel.  That is ideally how the qualification process so works.  The automated qualifying process works by having three goals in your marketing: Educate, Build Rapport and Pre-qualify.  The last two articles were on building rapport and educating, and they touched on pre-qualifying.  When you conduct marketing, you spend money, time and a lot of effort from creating to distributing your marketing material, so it is important to maximize the effect of the marketing material.  One advertisement does not need to complete all three of those goals; however, t...

March 1, 2013 Spring Update   Ramblings from an Old, Fat Bald Guy…   Did somebody tick off that groundhog? Spring has definitely been delayed here in Charleston. Temperatures have been hovering in the mid 50’s during the day. Some relief is in sight, low 70’s by the weekend. That will feel good on these old bones. The housing market in Charleston, SC has turned in favor of the Sellers. Prices are increasing rapidly. Many sales are experiencing multiple offers. Bank owned repossessions and short sales are selling closer to fair market value. Deals on good quality homes are in short supply. The listing season this spring will see an initial rush of homes on the market getting top dollar from the pent up buyers who have been waiting for more homes to come on the market. These buyers are ...

Park West Homes For Sale - Betty Gales gets them Sold!  For years, there were concerns about the economy and how it would impact the homes for sale in Park West. Of course, those that know the Park West community know the quality of the homes that are built and the likelihood that it would fight off any major downturn of the market.  Betty Gales, a local real estate agent who works Park West as well as all of the surrounding communities is known to be able to get these homes sold and in most cases, sell them for more money then her competition. According to Betty Gales, the key factors to selling a home in Park West are: 1) Exposure - Because there are a lot of homes for sale in the area, it is critical to give each home maximum exposure. Too many homes are listed in the MLS and nothing...

It happens to all homeowners.  It can be sad, scary, exciting... At some point, one of your current neighbors will move.  CHANGE has just entered not only the seller's life but yours as well.  Sometimes you are so excited you can't wait.  You figure, it can't be any worse.  There is only room for improvement.  Surely the new owners will mow more often, plant a flower or two, pay attention to the garbage day, etc. Sometimes you are filled with sorrow and loss.  You are losing a friend, a great babysitter, a dependable good neighbor that always had your back, etc. So are you going to peek through your window and watch the new folks arrive?  Count how many there are?  See if you can guess their ages?  Ah, come on, you're better than that!  Bake that pan of brownies, write down the garbage ...

Did you know you could freeze cool whip then use cookie cutters to make fun shapes? How cute is that!  I'm not one for getting all fancy but so simple and fun and a whole extra use for my cookie cutters. It's the simple things in life that make me smile inside and out. Have a great week!

Spark the spread of love and caring of one another: Rake someone's yard that is unable to... or shovel their snow. Sign up to help serve dinner at your local food shelter. Find a family that is having a really tough time and buy them a gift card to a store that will allow them to buy gifts or whatever they need. Find a school that needs volunteers tutoring/reading with children that need extra help.   This the season and the reason!
