I LOVE New Point!  It has been a long time favorite neighborhood of mine and I can not figure out why I have not blogged about it sooner.  Currently, there are 11 homes listed for sale in New Point.  They range in price from $399,000-$1,199,000.  The one for $1,199,000 is a 4 bedroom 4 1/2 bath home that is currently being built.  New Point has beautiful parks, common areas and green spaces.  The community dock is located on Factory Creek and has an incredible sunset view!  In addition to the view, you can see downtown historic Beaufort South Carolina and the rotating drawbridge. Reviewing the past 7 days, there have been 3 new listings in Royal Pines neighborhood on Lady's Island near Beaufort South Carolina.  The new listings range from the low side $279,900 and high $299,000. There have been no closings in Royal Pines over the past week.  Looking at all listings for Royal Pines, there are 38 homes listed for sale in Royal Pines.  The low price is $179,900 for one of the homes on Middle Road (main street with high traffic) and $399,000 on a nice interior location in Royal Pines proper.  There are still homes appearing in these statistics that are truly not Royal Pines (for example, even street numbers on Marsh Drive are not Royal Pines).  This does make the numbers a little inaccurate on Beaufort County MLS. Market update 8/6/08 from Chris Skrip, Broker in Charge, RE/MAX Sea Island Realty, Beaufort South Carolina. Checking the weekly statistics for the Telfair neighborhood, there is one new home listed for $249,900 and one sale for $191,000.  There are two price changes to report 1) from $215,000 down to $188,000 and the other $259,900 down to $239,900. Large declines! So as of today, the lowest priced home is $185,000 and the highest priced home is $249,900.  The average price is $213,493 and the median price is $210,000.  There are 15 homes listed in Telfair as of 8/6/08. Royal Pines, Ladys Island Country Club, neighborhood is still moving well in 2008!  As of 7/30/08, there are 36 Active Listings in Royal Pines.  The prices range from $179,000-$399,900,  Some of the lower priced homes in the neighborhood are the ones located on the main roads of Sams Point Road and Middle Road.  Also, when pulling up active listings in Royal Pines, there are Realtors that are confused or either not familar with the neighborhood.  For example, even street numbers, such as 8, 10, etc on Marsh Drive and/or James F. Byrnes are not part of Royal Pines.  Eagle Trace, First Colony & Westminster are all separate neighborhoods that are accessed through Royal Pines, but are not part of Royal Pines. As of 7/30/08, there are 7 active listings in the Red Bluff neighborhood.  Red Bluff neighborhood is located to the far north side of Ladys Island, South Carolina.  The neighborhood is very private.  Many of the home owners contribute the peaceful feeling of Red Bluff to the un-paved streets.  The streets are not a problem because they are white sand.  "It feels like I am driving on the beach everytime I head home" says Diana Earnst.  The active listings range in price from $375,000 for a smaller marshfront home to $930,000 for a deepwater home with a dock and a sunset view! We are so very fortunate that we have a gem on board at Beaufort Academy.  We have hired Tony Kitchings, former basketball player at the University of South Carolina as the new Athletic Director at Beaufort Academy.  Tony brings a myriad of knowledge and experience to the school.  I am confident that he will help build the athletic programs and specifically the basketball program at BA to a place where we can all be proud.  Tony's bio includes playing at USC from 2000-2003.  He also played one year professionally in Korea and for the Asheville Altitude and Tulsa 66ers of the NBA Developmental League. As Spongebob and my sons proclaimed on Sunday, "this is the best day ever!"  Sunday, our church mentioned a fund raiser to help the Anderson's who are adopting two little deaf boys from Ethiopia.  A local favorite, Berry Island Cafe offered to help the Anderson's in an awesome way.  They had an all you can eat ice cream special for $5 a person or $20 a family.  I won't say exactly how much I consumed, but I certainly got my money's worth.  I don't know if you have ever had the pleasure of tasting Berry Isand's ice cream, but I would go so far as to say that it is AMAZING!  My husband, my sons, and I sampled just a few flavors including mint chocolate chip, frangelico, butter pecan, italian caramel brownie, rum raisin, and peanut butter cup.  The restaurant was packed and I am thankful f...

I woke up this morning a little disappointed in myself because I have not been able to post as regularly as I would like and feeling a little guilty because I know I should.  So, as I think about what topic I would like to write about this morning all I could come up with is what I have been consumed with for 2 weeks.  First, I had wonderful clients from Cincinnati Ohio that were looking for waterfront property.  We spent 4 great days together but I can honestly say I think I have seen every piece of waterfront property priced between 300-800K in Beaufort.  Some needed to have the "house" bulldozed and others showed great potential.  Others even made me want to go get a book and stay all day.  Anyway, spending 4 days out of the office hitting the streets is tiring.  Then along came East...

So you wake up and turn on the morning news program or read your local paper and read about the economy being in the toilet and news story #2 is about how the housing market is tanking.  What is a buyer to think?  Well, apparently the morning's events translates into the following story that has happened to me 3 times in the past 2 weeks.  Mr. and Mrs. Buyer meet with Realtor Bob.  Mr. and Mrs. Buyer tell Realtor Bob that they read in the paper that now was a great time to buy a house because they could get a great deal.  Realtor Bob thinks to himself, "since I haven't sold a house in over a year, I will agree with you because that is what I read too"  Realtor Bob meets with Mr. and Mrs. Buyer and they discuss how much the buyers can afford and then he talks a little bit about sellers p...

  It was a bit cloudy, a little windy, and cold, well cold for Beaufort that is, a breezy 56 degrees. I was persuaded out into this chilly venture by the promise of a great school of Bass. The offer was so tempting, a so beautifully described in vivid detail that any woman with a passion for the thrill of the catch would certainly rearrange her entire day! I had an open house today at 33 Chistine Drive (www.33Christinedrive.com) from 1-4pm.  Thankfully, one couple came by who saw it in the paper yesterday, otherwise I would have felt that it was a waste of time.  Even if only one couple comes by, it was worth it.  It was one couple who might not have seen it otherwise.  This particular couple was looking for their son who is thinking of relocating here.  After talking with them a bit, I realized that they are WAHOOs!  I knew I liked them for some reason other than being the only humans to talk to today.  Anyway, I guess what I failed to realize was that today is a huge football day and that apparently everyone in Beaufort is off watching the game and not interested in coming to look at this house.  It is a fantastic house.  One of very fe...

So I have this client who wrote an offer on a property and who was in mid process of getting a loan from Navy Federal Credit Union.  The bank orders an appraisal and the client is on the way to his 100% loan when we hit a major speed bump.  I receive a phone call from my client saying that because of some language in the appraisal that the lender is now requiring 3% down.  This home appraised for the sales price needed for the loan, but the appraiser decided that this particular neighborhood was "over saturated" and therefore NFCU initiated their policy in response to such language.  So I advised my client to call the lender back and contest the appraisal and if need be, offer to pay for another appraisal.  In the meantime, the processor said we could contest the appraisal by providing ...
