Both the Fort Mill and Tega Cay, SC housing markets remained seller markets in January 2019 characterized by inventory and months supply of housing decreasing both areas. Average and median sale prices also dropped in both Fort Mill and Tega Cay in January 2019 compared with one year ago. Closed sales in Tega Cay were up, but down in Fort Mill. Pending sales were down in Tega Cay, but up in Fort Mill. Fort Mill Market Report - May 2018  Fort Mill continues on pace with solid appreciation, as it has each and every month during the past two years. Inventory is rising in each category with the exception of the $400,000 - $550K price range, down 9% year-over-year. Despite the rise in inventory in much of Fort Mill, the market remains below a 6-month supply, a sellers market. The high-end priced homes ($550K+) is approaching a neutral market with a 5.7 month supply, a 21.3% year-over-year increase. Average price per square foot has risen in each price range with the largest increase being 6.3% year-over-year in the $550K and above range.
