I combined November and December single family home sales for Fort Mill and the Fort Mill Township in one post. I also recapped the 4th quarter. Here are the results: November 2008 Home Sales Fort Mill SC November 2008 home sales in Fort Mill SC were similar to October. Homes sold were down 42% which is two points better than October. The sold price to listing price ratio decrease a percent from 97% in October to 96% in November. Days on the market increased 10 basis points from October and increased 25% from last year same time period. Department of Commerce Titanium Holdings, Inc. has selected a headquarters location in Fort Mill, S.C. that will accommodate its explosive growth and the strategic expansion it is implementing to meet industry demand. Titanium Holdings, Inc. is the parent company of Titanium Solutions, Inc., a leading provider of homeowner contacting and consulting services. Titanium Holdings has leased 42,000 square foot of space in the former HSBC Edgewater Office Park building near the intersection of U.S. 521 and S.C. 160 in Indian Land SC. Over the next five years, the company plans to bring up to 300 new jobs to the area to support all of its divisions.   Is there good news with an existing home sales report headline like this? “Home Price Declines Worsen As We Enter the Fourth Quarter of 2008 According to the S&P/Case-Shiller Home Price Indices” Standard & Poor’s published a press release today called the S&P/Case-Shiller Home Price Indices for homes sales data through October 2008. The report shows continued declines in the prices of existing single family homes across the United States. 14 of the 20 metro areas showed record rates of annual decline and 14 metro areas are reporting declines in excess of 10% versus October 2007. Last year, I'm sure most of you remember (if you are a resident of South Carolina), the residential property tax cut.  The decrease in your property taxes was offset by a 1 cent sales tax increase. Historically, the portion of this property tax has been the most consistent revenue stream for the state.  The portion of the property tax that was eliminated helped to support our school system and the sales tax increase was meant to replace the revenue from the property tax.   In addition, the tax for food in grocery stores was also eliminated. October 2008 home sales in Fort Mill SC were about the same as September even in the light of more economic bad news.  Homes sold were down 44% two points better than September.  The sold price to listing price ratio was consistent to last year. Days on the market bettered by 3%. Fort Mill homes sold did include Tega Cay, Baxter village, Springfield,  and other communities around Fort Mill. There are currently 592 homes listed for sale in the Fort Mill SC Township, York County on the Charlotte MLS system. I see many inquiries coming into Carmen’s blog asking for the distance between Charlotte North Carolina and Fort Mill South Carolina. Fort Mill schools begin August 20, 2008. Many of you have been asking questions about an update to the elementary school enrollment freeze. Here is what is mentioned on the Fort Mill School District website: The Fort Mill School District is now reviewing its elementary attendance areas to prepare for the opening of Sugar Creek Elementary and Pleasant Knoll Elementary in 2009. The process will take into account a number of considerations including enrollment, building capacity, demographics, transportation issues, transitions between schools, keeping neighborhoods together and creating an easily understood plan. Jenny Overman staff reporter with the Fort Mill Times wrote an article on August5, 2008 about how you can learn a lot about places and people on YouTube.com. Her article points out there are several videos on or about our area like Tega Cay, Fort Mill, and Indian Land. Jenny said local residents are using YouTube to post videos for entertainment, make political statements, and business. Fort Mill SC keeps growing. The new Koll Development Company 150,000 square foot Intellicenter building in Fort Mill SC is finished and has been turned over to Daimler Trucks of North America. Freightliner LLC changed it corporate name last January to Daimler Trucks of North America. Last October Daimler Trucks announced the move of its 340 job sales and marketing division from Portland OR to Fort Mill, SC. As of the company deadline for relocation decisions last January, 118 Portland Daimler employees are making the move to Fort Mill, SC. I took a look at Daimler's job opening website. Only 14 positions were listed as available. Daimler had a job fair in March so many of the non relocating positions may have been filled.
