MARKET Studies Bluffton, SC 2014 As with most real estate messages, it takes a tremendous amount of research and analysis to determine exactly where we are. The good news is that there are fewer and fewer properties coming onto the market in our area every month. A brief explanation of the local definition of "Bluffton, Off-Plantation". We have many gated communities in the area but our local Multiple Listing Service separates those developments that are accessible without gates or guards. These are the enclaves about which the information and charts refer. The following shows the number of listings that were placed on the market in January for the years beginning in 2003 to the present as well as the average list prices. The difficult part of the equation is that pricing still remains ...

Market Report for Pinecrest, Bluffton, SC August 2013 With so few homes on the market, Pinecrest is positioned to begin to see a bit of an upturn in prices. The number of short sales has basically dried up and the very few homes in this 493 homesite community that were in foreclosure are nearly gone. Because of its location and very attractive price points, this community will most certainly be able to take advantage of the changing market.   If you're interested in receiving this market report monthly BEFORE IT IS EVEN PRINTED, REGISTER HERE HERE IS even more information on this lovely golf-oriented community.

FAQ Do you pay more if you use a Realtor when buying a new home Nope. In fact, as illustrated to my first time home buyers this week, I saved them money by being there. I had done business in the community before and the developer is now starting a new phase. When we met with the sales agent, there was a comment that in order to be eligible for some closing cost credit, a certain lender had to be used. Lo and behold, I called the lender that my buyers were pre-qualified with and said that he'd have to match it, and he had already checked with the builder who agreed to this circumstance. Ca-ching! Also, during the final presentation, the developer's agent mentioned that neither the refrigerator nor the washer and dryer came with the house. I remembered that previously that developer had ...

Bluffton, SC June 2013 - Market Report Bluffton is booming! Not only are national developers beginning to buy up portions of communities whose sales had bottomed out, but they are also beginning to build again in communities that they themselves had abandoned. DR Horton has begun to sell and build in the equestrian community of Rose Dhu, Oldfield off of Highway 170 has come through their bankruptcy of three years ago with new ownership and a full-time real estate company at its entrance. Due to the low price of homesites, up-scale communities like Belfair, Colleton River, and Berkeley Hall all have over 20 homes under construction - when you can purchase a homesite for $1 it certainly encourages people to build a home in their dream community. The lower price points in the market are dr...

Celebrate July 4th 2013 in Bluffton, SC Yes not only is there life on 'the mainland' from Hilton Head Island, there is plenty of fun and fireworks too! Since Thursday is also the day for the Bluffton Farmers' Market there'll be even more fun! The morning starts off with a parade down Highway 46, which we call May River Road. Bringing back the days when we were kids, for those of us who grew up in small towns, the kids and parents gather at the promenade with streamers, decorated bikes, hats, whistles and all manner of red, white, and blue regalia. Grandparents show how they used to clip playing cards with clothespins (what in the world are those grandpa?) onto bicycle spokes. It's all great fun and even for those of us who have 'grandCATS' instead of grand kids (another story) it's a ba...

Well, we know that people are moving here, but no where is it more apparent than the upswing in sales - and prices - in Sun City Hilton Head (not actually on the Hilton Head Island by the way). The average age in Sun City has also dropped and this lively community of over 7,000 people continues to grow. Beginning on the Beaufort County 'side' of Highway 278, Sun City now straddles the highway into Jasper County. As the chart shows, prices are up - and this, by the way, does not show the in-house sales by Pulte but just the re-sales!  Lots of good opportunities. If you'd like more information, or to schedule a getaway weekend, give me a call - a golf cart awaits!
