Why is it that nobody really likes splits. I do. I live in one. And have lived in one for 9 years. We have quite a few of them in our area, so I guess people like them to a degree, but I always feel, given half a chance they would move out of them in a heart beat. Splits are always price a little lower then if the same house with the same amenities were a colonial. A very nice and large extended split just came on in our area for $715,000. It has a beautiful large 2 story kitchen family room extension, but its still a split. That's a lot of money for a split. I say that, because I'm "trained" to think that way. Chesterbrook, PA Over the last three months, closing out the end of 2010 sales in Chesterbrook have been slower than normal. 9 Townhomes sold and 10 apartments sold over this period. Interestingly, the price per sq foot for both came to $142, however the townhomes gained a little more in ratio to their asking prices at 96% of asking price whilst apartments reached 93%. This implies there is a little more interest in the townhomes than apartments. Garages in the townhomes did not affect price significantly, which in the past those with a garage obtained higher prices. Every month T/E School District Sales are about 20-25 for homes priced above $400,000, in December we saw a big drop off, about 50% or more to just 11 settled sales. Since the beginning of the year we have noticed more customers out there looking for homes, and hopefully we will see a step up in pending and settled sales in the momths to come. This weather has definitely not helped, although I think anyone looking right now is obviously serious. Main Line Real Estate: Tredyffrin Township Market Report 2nd half 2010 Prices per square foot had dropped in the first half of the year from $213 per square foot to $205, these have risen slightly now to $209, based on 110 home sales in the second half of the year. Days on market were an average of 73 or 92 if relists are removed from the equation, typical numbers for this current market. Prices realized were 96.7% of asking price on the last listed price a very good statistic considering this market. Landmark in Chesterbrook, PA This is another well placed development in Chesterbrook with several homes backing up to woods and Open Space with access to the trail system that contains over 7 miles of trails and gives access to Valley Forge National Park. These homes have a New England feel and have two, three and four bedrooms with garages, several have walk out lower levels. end units with wrap around decks give the feel of much larger homes. This development is situated very close to the PA turnpike and the noise can be loud depending exactly where you are situated, especially with the proposed widening of the turnpike. All the changes will apply to those settling on their primary residence after Nov. 6. 1. Mops, Sponges and The Months Supply of Inventory The Third Quarter Tredyffrin Real Estate Absorption Rate is looking more like a normal real estate market instead of one drowning in inventory. Some months I have felt like I needed a huge mop to soak up the excess inventory. And in some markets that’s still the image that resonates. There are no shortage of opinions about our current real estate market. Just about everyone has become a real estate prognosticator. I will say that I’ve never seen anything quite like this market in my 18 years as a Realtor.  More than usual, the Buyers and Sellers appear to be marching to the beat of a different drummer. This is apparent in the disconnect between the August increase in the Median For Sale Price and the drop in the Median Sold Price and Under Contract Price. From the 5% median For Sale price increase of $439,900 over the August 2007 Median For Sale Price of $419,500 to the 6% Median Sold price drop ($435,000) in August 2009 as compared to August 2007 Median Sold Price ($462,450), it appears that, at least here in Tredyffrin Township, Buyers and Sellers perceive the mar...

Many people on the Main Line, who are interested in real estate, ask me if it is hard to get a loan these days and the answer is “no” if you have a good credit score. What is a good credit score and how can you keep it high? FICO is the most used credit rating system.
