I recently had to clear out an apartment for a client, in amidst all the furniture and clothing, was a medicine cabinet packed with old medicines, some were prescription pain killers and other drugs. I did not want these to get into the hands of kids, or into the water system. I thought I could just take them to any pharmacy and they would know how to dispose of them correctly. I was wrong; in Chester county there are only a few places where you can take drugs for disposal, I ended up taking them to Phoenixville. As of today Monday February 11 there are twenty homes showing as available, under offer or pending sale. Nine homes settled during Janaury, most for close to the last list price, although maybe not the original asking price for the home. Of the twenty homes six are pending, implying they have gone though home inspections and are moving towards settlement. Several homes have come on the market in the last two weeks, after we had mentioned the lack of inventory and the pent up demand for homes resulting in a steep decline in days on market. A rough caclulation of the homes that are pending and under offer shows an average days on market of one week which is amazing for a winter market. After mentioning the lack of inventory in the housing market for the past few weeks, Chesterbrook has seen a definite uptick in activity. Currently there are seven homes for sale, one is under contract but is still being marketed and can be shown, of the seven, six are two bedroom homes priced from $195,000 to $289,900 and one is a three bedroom townhome priced at $359,900; with nine homes pending,five two bedrooms and some three and one four bedroom homes, these latter selling very quickly in a matter of days with prices ranging for all from $205,000 to $389,000. After commenting on the lack of inventory in Chesterbrook last week, two new listings came on the market. One on Witherspoon, priced at $205,000 went under contract almost at once, but has since come back on the market, and another on Headhouse Court priced at $224,000 came on as well, both are two bedroom homes, Witherspoon on one level, a ranch style home, rare in Chesterbrook and obviously of interest to buyers and the other over two floors, with a nice open floor plan and views of some open space behind the end unit town home. One of the issues for housing on the Main Line right now is the lack of inventory, and homes available for purchase in Chesterbrook is a good indication of this. As of this morning, there are only 4 homes available for purchase, of these three are two bedroom apartments or condos priced from $195,000 and one is a three bedroom town home priced at $359,900. There are two homes that are under contract, whilst buyer have home inspections carried out, and nine pending sales of various homes around the Chesterbrook development including one bedroom and two bedroom apartments and three bedroom townhomes, some with garages. Usually, you would find much greater choice in Chesterbrook for buyers to select a home from, so if you are a Chesterbrook home owner who wants to sell now is a great time ...

Chesterbrook sales 2012     Chesterbrook carries a Wayne address but is in Tredyffrin Township, and is in part of Tredyffrin Easttown School District, it is a development of several sub developments of different names all grouped under the Chesterbrook name.   In 2012 Trend MLS reported there were 96 sales of apartments and town homes in Chesterbrook. There are also several single family homes in Chesterbrook, but this report does not cover those sales, that will follow later.   Homes vary from one and two bedroom apartments to three and four bedroom townhomes.   Valley Stream saw the most sales, with eleven homes selling, four one bedroom apartments priced between $152,000 - $161,600; five two bedroom apartments priced between $160,000 - $210,000, and two three bedroom apartments both ...

Chesterbrook is a great place to live, location allows easy access to many local towns and sights and the home owner and condo associations maintain each sub-development well. Prices have been fairly stable even whilst the market in general has been challenged and there always seem to be some buyers looking for homes for sale in Chesterbrook. In August we saw a big leap in the number of homes sold in T/E School district, on average these have been in the region of approximately 30 homes per month across the two townships. In August we saw it jump to 54 homes with it settling back in September to a more normal 35 homes settling between the two townships. These homes are across the range including one and 2 bedroom condos in Old Forge Crossing, Drummers Lane and Chesterbrook as well as single family homes upto million dollar properties around the townships. Homes in the higher end have generally been picking up during the year, although this month we see T/E sales only include about 10% of the sales in this higher price bracket. Conestoga High School has always appeared in the Newsweek list of Best High Schools and I noticed when the list was released a few weeks ago their name was missing and had tweeted and commented on Facebook about this. One of the few stations along the main Line to have been totally rehabbed, rather than restored, is Strafford just west of Wayne. All the platforms were rebuilt and the building was repaired and repainted. Ramps werte installed, pretty steep, so not sure if they are ADA compliant, but to get up them you will need help or some really strong arm muscles. The main station building. May 2011 the market treats Chesterbrook kindly. In May itself there were 63 listings, 12 homes came on the market priced from $195,000-$425,000. 6 went pending, and 7 settled so about half the number of homes coming on went pending although the number of total homes on the market grew As the number of homes grows, this does put pressure on prices and we are seeing constant price reductions every week to encourage buyers to make an offer. Does this work? Many buyers are just waiting it out and seeing if there is another price reduction rather than making an offer. If a home is well staged, clean, updated with newer kitchen and bathrooms, clean carpets or wood floors some buyers are jumping in. But many are still sitting on the sidelines waiting. So hard to believe but we are already at the mid-point of May. What is our local Tredyffrin Easttown housing market doing right now? Well in the first two weeks of May 58 new listings entered the fray, 3 of these went under contract and 2 went pending. These 58 listings joined the others already on the market bringing the total of homes listed to 393, another 6 of the other homes also went pending and 11 settled. So in these first two weeks of May 58 new homes were added, 11 went under contract or pended and 11 settled, meaning that our market inventory increased by almost 13.5% in this past two week period. This is in line with what has been happening for the previous weeks as more people list their homes for sale and sales are not keeping up with the number of homes coming on the mark...

If you live on the Main Line and work in center city Philadelphia there are not too many options for getting to work. Driving you can go via the Schuylkyll along the river and take your chances on traffic, head down route 30 Lancaster Ave and take some back roads, with a couple of alternatives when you reach City Line Avenue. Or you can take the R5 Septa line, that runs the length of the Main Line reaching out to Downingtown and Exton nowadays, when I moved here 20 years ago, many people felt the Main Line ended at Paoli, nowadays people commute from longer distances.
