Well, after lots of interest and multiple showings we received an offer and the promise of a second offer. My sellers did not want to be rushed as we had open houses planned for the weekend. However, when an offer meets most of the parameters that a seller wants, then the natural thing to do is to counter that offer.Having done that, seller and buyer this morning reached terms acceptable to both, and both signed the agreement of sale.Showings were cancelled along with the Open Houses over the weekend.My seller is very happy, relieved to know that they are now able to settle on the home they are buying without having to arrange bridge loans or any other alternative financing. Unfortunately, I seem to have deleted the photo I took of the house when we first looked at it. But it is a center hall colonial, spread over three floors with a Pennsylvania stone front and PA Blue Stone pavers to the front door and rear patio. The home has 6 bedrooms, 4 full baths and 2 powder rooms, with a flagstone patio to the rear of the house. Kitchen is a chef's delight, with a central island with seating for when everyone congregates at parties. Last week we began marketing a new Tredyffrin Easttown listing. Yesterday we presented our seller with 11 offers.What did we do to generate 11 offers?Firstly we realized the home required work and was going to be sold "As is" with the seller unable to do any repairs.
