Well, after lots of interest and multiple showings we received an offer and the promise of a second offer. My sellers did not want to be rushed as we had open houses planned for the weekend. However, when an offer meets most of the parameters that a seller wants, then the natural thing to do is to counter that offer.Having done that, seller and buyer this morning reached terms acceptable to both, and both signed the agreement of sale.Showings were cancelled along with the Open Houses over the weekend.My seller is very happy, relieved to know that they are now able to settle on the home they are buying without having to arrange bridge loans or any other alternative financing. I have been selling real estate since 2004 and lived in this area since 1990. I always knew Chesterbrook was a popular place to live, but it was not till last year that I fully appreciated some of those reasons.When the pandemic hit our area, we were all told to stay at home, not to travel anywhere. I have always been a walker, more so the last few years and this being stuck indoors was very hard.I moved to Chesterbrook in 2019, living on Valley Stream Lane and from there had discovered a path along Valley Creek that took me underneath the Pennsylvania Turnpike right into the heart of Valley Forge Park. Yesterday, my girl friend and I went antiquing in Lancaster County. The area got hit by the storm moving up the East coast and so we got pretty wet, being in and out of the car.  We had headed out on Tuesday evening, stayed overnight in Lancaster, had a nice dinner on the main square there and set off to Columbia in the morning to start our hunt.  Whilst we were strolling through one combined dealer shop I came across this lovely old wheelbarrow. I did not see the makers mark initially which is below. I loved the old paint, the strawberry leaf stencil on the side and the eight prong iron wheel. At the Open House on Saturday we saw people lined up across the development parking lot, to the other side of the garage which went with this condo. Not many of these apartments have garages, and they are scattered around the development, often meaning your garage if you have one can be a long way away. I recently decided to get a chair in my home recovered, I inherited it from my parents, it is a wing back chair. Although it looks old I knew from stories it was made in the early 20th century. Growing up, I used to stand in this chair behind my dad and comb his hair for him. Sure he was thrilled, I wonder if that was why he had a bald patch. In those days it had a green covering, so they must have recovered it some time back to have this red silk design. Time and my cats had caused lots of wear and I wanted to update it as well now I am on my own. I called a friend Deb Bettcher who is an interior designer with Decorating Den Interiors and asked for some help. Last night I attened the Tredyffrin Township Summer Concert Series, Flower Power was playing.Playing in Wilson Farm Park on the stage there, they provided two hours of solid entertainment. People were socially distanced, and wearing masks when walking about. Lots of people got up and danced over the course of the evening.  Thanks were read out for the many sponsors who made the evening possible. There were probably about 150-200 people present, other people were using the park for sports practice, a little exercise. The township had plenty of signs about social distancing, and had marked out zones for those sitting on the grass. All in all well organized. When I chose to live in Chesterbrook last year I knew access to Valley Forge Park was a big reason why I chose this location. Easy access from my front door to walk in nature. I literally step out my door and start walking along Valley Creek. Almost every day this walk offers me something wonderful to be grateful for seeing.Last night, as we were returning, I see something swimming in the creek, then realize it is a beaver. I have never seen a beaver other than at the zoo before and definitely not in this area. It was just swimming up the creek, past a fisherman, and then stopped for a little snack on some grasses by the creek. Made my evening.    Unfortunately, I seem to have deleted the photo I took of the house when we first looked at it. But it is a center hall colonial, spread over three floors with a Pennsylvania stone front and PA Blue Stone pavers to the front door and rear patio.  The home has 6 bedrooms, 4 full baths and 2 powder rooms, with a flagstone patio to the rear of the house. Kitchen is a chef's delight, with a central island with seating for when everyone congregates at parties. What really grabbed my clients was the wonderful family room off the kitchen, and a larger office space for when they work at home. Also the neighborhood already has some friends within it for them and their son.

I can walk into Valley Forge National Park from where I live, there are multiple trails I can use. I have always loved this place ever since we moved here from the UK, even if it is a symbol of the Revolution against the King of England. I love the wide open spaces, but I have come to love all the different trails, the wildlife and the views. Hope you enjoy my video as much as I enjoy the park.
