Home Inspector in Phoenixville finds Flooring Defects in New Home As a home inspector in Phoenixville, I have customers call my office every now and then and ask if they really need a home inspection if the house they are buying is new construction.   It's always a good idea to have a home inspection prior to settlement.  This is when you have the best leverage to ensure the builder or seller takes care of any issues before you take possession One issue that comes up every now and then when I do a home inspection on a new home in Phoenixville is flooring defects from improperly installed wood floors. Tongue and groove solid wood flooring is a high quality, long lasting floor covering that can be installed throughout the house including in the kitchen, bathrooms and basement.  It is a po...

Do Those Additions Really Add Value To Your Home?   When you own a home, there are additions that you can make to the property that will improve the value of your home. For example, a newly renovated kitchen or bathroom is a popular choice that will really make the home more desirable to buyers. Also, adding storage space or a well-thought-out family room or other practical space can be a very good investment that will bring up the home’s value. However, there are other projects that are not really worth your time or money and will allow very little opportunity to recover your costs when it is time to sell the property. Here are a few examples of things that you think might add to the value of your home, but really don’t. An Elaborately Landscaped Garden A beautifully landscaped garden ...

How To Choose The Right Neighborhood When Buying A Home   The old real estate cliche’ about “location, location, location” is true, as the area of the city where your home is located will have an impact on its future value as well as your lifestyle. So what factors should you consider when you are choosing which neighborhoods to house hunt within? Proximity to Your Daily Needs If you work downtown, living out in the suburbs means that you will be adding time for a commute onto your day. While this might be worth the cheaper prices for properties out of the town center, it is something to consider when making your decision. You will also need to consider whether the house is near shopping centers, schools, doctors, dentists and other services that you will need regularly. Planned Develop...

How To Bring More Natural Light Into Your Home   One of the biggest improvements that you can make to your home is to bring in more natural light. Sunlight is a powerful mood enhancer and a home design that brings in a lot of natural light will automatically look and feel much more pleasant. Not only will it boost your mood, bringing in natural light will also increase the value of your home. So how can you shed some light on your home's interior? Here are a few ways: Add More Reflective Surfaces Whenever you add a light and reflective surface to your home, you increase the number of times that daylight bounces around inside the room. Try painting your ceilings and walls with light or off-white colours. Matte finishes are actually better than glossy surfaces, as they reflect light in al...

Go Green By Faking It With Artificial Grass   The summer heat is starting to take its toll on you and your thirsty lawn. Homeowners spend hundreds of dollars every summer striving to grow healthy grass and keep it green. If you're sick of trying to maintain a manicured lawn, then you can go green another way. Install artificial turf. The Grass is Always Greener Today's artificial grass is made out of polypropylene, nylon, or polyethylene threads that are sewn into a mesh backing that allows for water drainage. This is then usually laid on top of compacted gravel and tied down at the perimeter. Modern artificial lawns can mimic many varietals of grass and some even have a thatch layer to give it a more realistic look. Sick Of Maintenance Homeowners have many reasons for wanting to be fre...

Well, it could be you! The fact is that film and television production companies are always on the lookout for new locations where they can shoot their footage. If you advertise your property in the right way, your home could have its 15 minutes of fame as the set for a film or a television show episode. Why You Should Hire A Home Inspector You might know a thing or two about home remodeling and repairs. However, most people are not experts on the inner workings of a home. That is why it's important to hire a professional to search for poten...
