In today's main line market there is a lot of competition. To get your buyer's offer accepted needs a combination of several things.The listing agent needs to have confidence in the buyer agent. There are a lot of agents in the Main Line, not all of them work full time or have the experience to get offers to closing. Many agents today do not answer their phones or return calls. By simply picking up the call it makes communication easier.The offer needs to be realistic. Prices have been increasing in our market at a rapid rate month over month. But this doesn't mean that every home has to sell for the asking price or more than the previous home in a development. This is the second part of a three part series on Hiking in PA, specifically in Chester County and nearby. Today, we are focusing on the George Lorimer Preserve which I usually access from North Valley Road in Paoli. The George Lorimer Preserve, is part of the land conserved by the Open Land Conservancy. There are open fields or meadow as defined on the trail map, wooded areas, pretty flat but with some small hills and plenty of creeks. The distances are not great, but the views are lovely, and you also get to see some of the beautiful homes surrounding the Preserve from a different angle.Jackie our dog loves coming here, dogs must be kept on leash, as there are plentiful smells of other dogs and animals, such as foxes and deer, plus racoons and skunks. I wrote last week about how my open houses over the Saturday and Sunday had been so crowded at 822 Cottonwood Drive in Malvern. Well I am not sure if this market is causing all the hoopla at open houses or if it is the houses or my marketing.We once again had a beautiful Tredyffrin Easttown listing, 142 Woodgate Lane, Paoli PA 19301, pre marketing it through the week and going live in the MLS on Thursday morning. We rapidly had numerous appointments beginning at 9.00 am. Living on the Main Line outside of Philadelphia it is easy to overlook the history that lies all around us. Yes we live near Valley Forge National Historical Park but there were lots of other events in this area. There are plenty of homes for sale that are labeled "Luxury Home" especially on the Main Line outside of Philadelphia, we have lots of them. Many are new or newer construction homes placed on lots where a home has been torn down usually a ranch, split level or a cape. I love to sit Open Houses especially this time of year when people are getting out and about to see homes that are on the market. I chose to sit this home at 160 Sheldrake Drive in Paoli, PA 19301 this Sunday from 2-4 PM. It was the model home for the development when it was first built 49 years ago, and this is the first time it has been on the market since then. Situated on a nice lot of 0.64 acres it has a nice presence in the neighborhood. It is a solid stone colonial, and I wrote about what is a colonial a few weeks ago, and this one is in excellent condition according to the listing agent, with deep window sills, hardwood floors, wood burning fireplace, built in book shelves and much more. Looking for somewhere to eat in Paoli, Ashy's Burger and Fries is the place, owned by the same owners of the Kabab Cafe in Gateway Shopping Center this is a welcome addition and a step away from the chain burger and fries places. Burgers are made to order so leave some time for yourself as you will be waiting for your order, not long, but long enough for it to cook, and the fries - don't miss those, they are delicious. I actually steppped away from the traditional burger and went with a falaffel sandwich, well don't think this is a light option... I was struggling to finish and the fries are very generous portions. Enjoy next time you are in Paoli, right in the shops there close to the hardware store, you cannot miss it.
