We have all sorts of animals and birds in Chester County, I passed vultures fighting over a deer carcass on the side of the road this morning. Then, when I arrived to show a potential tenant a townhome we have listed this guy was walking around. I believe Wayne Martin had a question not so long about a Peacock.

Ghosts?!  Not the Home Inspector's Fault Ghosts?! Not the Home Inspector's Fault is how I started my story this past Thanksgiving.  I was swapping some stories with a fellow home inspector and told him about a 300 year old home I inspected a few years back near Malvern, PA.  The home was built in the 1750s and was a good size property.  I know this home inspection would take a good 4 hours or so.  My home inspection clients were really excited about the architecture and character of the home and were very engaged during the home inspection.  They followed me around as I taught them about the home's systems and intricacies. Everything was going quite well for the first couple hours.  For a 300 year old home, there were some issues that came up, but it wasn't anything I thought would scar...

Our recent listing and sale at 822 Cottonwood Drive in Malvern PA 19355 set a new record for the development selling for $626,000. This sale resets values in Lockwood Chase and allows appraisers going forward a recent comparison sale to use for on going appraisals.When we listed the home for sale we had conducted a competitive market analysis and the seller decided to list the home at $595,000. Their knowledge of past sales in Lockwood Chase made them believe this was a good listing point and this was proved correct by the response from the market. With the multiple avenues the house was marketed through with websites, social media posts, video posts and the mls we had multiple showings right away, with two open houses attended by 170 people over the weekend.The house received 11 offers...

After listing 822 Cottonwood Drive in Lockwood Chase in Malvern on Thursday morning for $595,000 we rapidly had appointments being made through the weekend. In what seemed the blink of an eye we had 29 appointments, more texts than a 14 year old as my seller said. Open houses were planned for Saturday and Sunday with a one hour exclusive open house for the neighbors to see the home.We premarketed this home through the week, with slide shows, video on Youtube and on our website, LinkedIn, Facebook, Twitter, adverts on Craigslist, syndication across the internet and of course here on ActiveRain.The results Crazeee! as one of our local car dealers says in his adverts. As I was studying real estate listings on the market in Malven, PA, I noticed a listing that had just dropped it's price by $490,001 on 2-27-15.  The description said it was "built to resemble the Governors mansion in Virginia".  Having visited Colonial Williamsburg with my family many a times over the past 16 years, I immediately realized that the photo of the estate for sale resembled the Governor's Palace in Colonial Williamsburg!!  Of course my children now want us to move to this lovely estate, however John and I (as Realtors) would more likely assist a buyer looking to own such a magnificant property.   If you look at the photos of this estate in Willistown Township: http://searchlistings.teamluca.com/idx/9005/details.php?idxID=216&listingID=6403477 http://www.lucateam.com/6403477...

Surprised to see this today in Chester County! I was showing a rental listing I have today when the children of the potential tenant asked what that bird was outside.
