I had the fun privelege of attending the Philadelphia Fall Home Show on Sunday, Sept 28th at the Philadelphia Convention Center .  It wasn't as large as I thought it would be, but there were a number of vendors that welcomed us as we stopped and browsed for various home improvement ideas, decorating ideas and ways to simplify our lifestyle. And, I got a great deal on a set of 600-thread count Egyptian Cotton sheets ~ for only $20!  You can't beat that deal! There were rows and rows of vendors displaying their decking and fencing materials.  We're in the process of deciding what to do with those ideas ~ do I go with vinyl?  do I go with iron?  do I go with the vinyl that looks like iron?  do I expand the deck with TREX or similar material?  do I tear out the deck and add a stamped conc...

I have posted in the past about the pulse that Lancaster County has on the film industry. I just can't help finding it all so interesting, especially since my son is a recent film school graduate and I have good friends that are deeply rooted in the local film industry. There is a tiny little film that is creating a "buzz", not just here in Lancaster but through whatever chains of communication these types of things follow. "Home" -- the movie -- was filmed locally in the summer of 2006 and was a film that my son had an opportunity to do a short internship with before leaving for film school. Starring the award winning actress, Marcia Gay Harden (and her then 8 year old daughter), this film touches on subjects that are as powerful in today's society as they were in the era that the film...

In Lancaster, PA Baseball is immensely popular especially since Clipper Stadium was opened several years back. Our local Division I team, The Barnstormers enjoy a health crowd of several thousand every game. Haven't been to the stadium to see the barnstormers play? Don't worry you still have plenty of games. Their next home game is scheduled for September 20th. It's slated to be a doozy. It's the first cross-city doubleheader in Atlantic league history. Dont miss this chance to watch Michael Woods, who just broke the Atlantic league's record for #of runs in a season with 114. Considering only 64 games have been played that's almost 2 runs a game. He was also named player of the month for August. Lancaster Barnstormers vs York Revolution The barnstormers have lost their last 2 but are a...

Everytime when there is another Natural Disaster like the one we just had in Texas, I realize how good we have it here in Pennsylvania. I lived in Texas (Hurricanes), Ohio (Tornados) and California where we had several serious earth quakes and chances for Sunamis. All those issues seem to make the little snow and some hot and humid days in Lancaster County, PA, very benign.  I understand the pleasure of a nice climate, but after seeing the images on TV and on the Internet, I decide every time that the other places are great for vacations , but not as a place of residency for me and my family.  We're also have some of the best school districts in Pennsylvania.Hempfield and Manheim Township are know for their quality education, but there are several others that are just as good. Crime is...

This is my first blog here on Active Rain.  I've started and stopped numerous times but I think this time I'll actually go through with it!  My name is Melissa Brosey and I'm a REALTOR with Long and Foster Real Estate Inc.  My focus is on residential and investment properties in Lancaster City and Township.  I've sold properties throughout the county but mainly for folks that were moving in or out of the city.  Why do I focus on Lancaster City?  Because I truly love it here! I spent my younger years moving around a lot.  My family moved to Lancaster County in 1989.  During my high school years, my friends and I would take the bus to town for something to do.  When I graduated and moved out on my own, I chose to make Lancaster City my home.  I've been here ever since.  About 8 years ago,...

Yet another "Mulligan" post.  I've been enjoying walking down memory lane, and finding some of my past "favorite" posts.  This is one that I wrote just over a year ago and believe it was my first "featured" post.  After that, I was hooked! I haven't played Texas Hold'em for some time now ~ at least not since I traded in the iPhone I didn't like too much (I downloaded a Texan Hold'em game that I loved!).    ------------------------------------ Homes in Lancaster -- Lancaster PA Real Estate -- Know when to Hold 'em, Know when to Fold 'em ... We had some friends over last night for a last-minute game of Texas Hold'em.  We used to get together during previous summers every Thursday night for a game.  The loser, or first one out, was always charged with the task of firing up the grill and ma...

There has been alot of buzz on ActiveRain about "Mulligans" and re-posting a favorite past post.  I decided to play along, and post a blog that I had written several months ago.  It's almost fall in Lancaster County, a time for new beginnings and a fresh start after the stale summer real estate market.  If you are considering selling your Lancaster home this fall, this post might be of interest to you. -------------------------------------- Are you thinking of hiring "Just a Real Estate Agent"?  Or are you considering hiring a "Professional"?   If you are thinking of selling a home in Lancaster County, PA, you need more than "just a Real Estate Agent".  You need a Lancaster Real Estate "Professional".  If you hire "just a real estate agent" you might be no better off than going FSBO.   ...

I'd like to introduce you to a friend and client of mine, Ken Knouse, whom I've worked with for years in Lancaster City.  He is a dedicated, professional remodeler who really does nice projects for his clients and customers.  Ken started out with me buying his first investment property in Lancaster City a few years ago using equity from his home.  I interact with many, many would-be (or wannabe?) investors who never get to the point of committing funds to a rehab project.  They're almost always just blowing smoke and I can spot them a mile away.  Ken, on the other hand, jumped with everything and did an amazing job on his first project home.  I was impressed.  Since those beginnings Ken has developed a feel for renovations that surpasses most of the folks out there doing rehab homes.  I...

Guy's Night Out at Clipper Stadium! Last Wednesday, The Corvette Club of Lancaster County and Castellum Realty LLC had a unique opportunity to take part in what was the first time since the Opening night of Clipper Stadium that cars were allowed on the field.  The following is a glimpse into the nights' events as seen through the eyes of Evert (owner of Castellum Realty LLC) and his group from the Lancaster PA Corvette club.          25 Corvettes entered the stadium on the track grounds before the game and lined up along the bleachers.  Fans were allowed to come to ground level and speak to the owners of the cars and ask general questions or/and take photos.  This was an exciting time for us as we were able to meet other corvette owners and show off our beautiful cars.  Everard, whose 6...

The dream lives on.... Through the fog of the current state of affairs -- the economy, the housing market, the uncertainty in the air -- I had a joyful experience yesterday.  I was closing on a listing of mine, and in the lobby of the settlement office I met the buyers for the first time.  Young buyers.  Very, very young buyers.  They reminded me of myself just a few years ago (okay, many, many years ago).  I was their age when I purchased my first home, a mere babe of 22 years old. So... here they were... These young buyers, with their hard-earned money and NO seller assist purchasing their first home.  They were so excited, and while the young lady sat and twirled her pony tail as we talked she confided to me of how their 6-month search for the right home was "such a long time"!  I to...

The results are in and Manheim Township School District did it again! SAT results for the Lancaster County High Schools - all 16 of them - have been tallied, and Manheim Township once again can claim the highest SAT scores for the county.  While scores nationally have remained steady, ten local schools have increased their Reading SAT scores and nine local schools have increased their writing scores.  As for Math SAT scores, 11 local high schools have fared better than 2007 results. From the Lancaster Newspaper: "The high schools with the top combined reading, math and writing SAT scores are Manheim Township, Warwick, Garden Spot, Hempfield and Lampeter-Strasburg, respectively." Congratulations to all of the hard-working students in Lancaster County!  The majority of these students are ...
