Well, I was going to post about my new listing, but the last couple of days have been hectic, so now I can post about my newest listing that is now under agreement. Well, we had a little hiccup! The original buyers decided they did not have enough money to come to the table a mere two hours after making their final offer. So, after filong all the paperwork for that offer, we terminated and we had to go to a second buyer who was thrilled to have won the competition of the multi offer purchase. Too late! We listed this property 775 Windsor Circle in Folcroft PA, for my investor client. This is not usually an area I list and sell in being down in Delaware County closer to the Philadelphia Airport. But my client had bought this property, finished up renovating and was ready to list. He call...

I love when a client comes back to use you again as it is a statement about your service and the quality of your work. This year I have had several clients use me for a second time or in the case of one client several times this year. Investors, I never know when they will call. We had just wrapped up a rental of a property they had been trying to sell and we rented to a potential previous buyer whose finances had got a little sidetracked due to the coronavirus situation. So, I was surprised when they called on the morning if July 4th with a new listing for this week. This will be the 4th home this year I am listing for them, so I think it says something about my service and level of aptitude that they keep using me more than anything else I could say or do. This home will be a newly re...

Folcroft PA home prices continue to rise but sales activity has eased.First settled in the 1600s as part of New Sweden, Folcroft was one of the earliest developments in what is now southeastern Delaware County Pennsylvania. Folcroft was incorporated as a separate Borough in 1922. Originally a farming area, today it is a convenient residential suburb to Philadelphia containing a nice selection of over 2500 row, twin, and single family homes. It's location provides quick access to Philadelphia, the Philadelphia International Airport, and all areas north and south along I-95. In addition, it is a stop on the Philadelphia Media/Elwyn Regional Rail line with direct service to downtown Philadelphia.Folcroft is a popular residential area with the average area home sale prices recovering nicely...

Welcome to the first "Look What We Found!" Even though it was found at a good time, it was not quite the right size for our buddy. No worries because it will be going to a good home. Curious to see what it is? Check out our TNT page!

I just wanted to pass along a reminder emailed from The Borough of Folcroft concerning parking during snow storms. Unlike other areas, Folcroft Borough does not allow you to "reserve" your spots by placing chairs in the street.  The Borough does plow all streets and any chairs will be removed so that they can plow all areas.  If they can remove all the snow, there should be plenty of parking for everyone. The Highway Department concentrates on the snow emergency routes first and then covers the remaining streets.  It is also the residents' responsiblity to clear the back driveways and front sidewalks . Borough Ordinance: §15-704. Reserving Parking Spaces During Period of Snow. It is hereby declared to be unlawful for any person at any time to place or cause to be placed any item, whatso...

Today we're visiting the Folcroft Borough Station of the SEPTA R2 Regional Rail Line connecting Center City Philadelphia with Newark Delaware. Folcroft is a great community incorporated in 1922 and conveniently located in southeastern Delaware County PA.  The station itself is located just east of the Primos Ave overpass (Primos Ave becomes Oak Lane as you travel further north).  It is the fifth stop west of 30th Street Station, with a 15 minute scheduled travel time to downtown.  The SEPTA R2 line actually parallels the main Amtrak Northeast Corridor rail lines from Center City through Newark DE, although Amtrak does not currently stop here.  The station also offers easy connections with several bus routes and has parking and plenty of space for pick up or drop off of passengers.  The...

I was showing properties to a client in the Delmar Village area of Folcroft Pa tonight and he had some questions about the local marketplace. So...   Using some of our fun new tools (Altos Stats, Walkscore Widgets, and a new idx vendor), I was able to pretty quickly put together a few info packed pages dedicated to the area.   Here's the new Folcroft Real Estate page and a corresponding statistics sub-page.   Looks like theirs a ton of inventory in the area. Could be a nice environment for an investor specializing in single family homes? Also...Not a bad walk score for a Philly suburb eh?
