 Old Forge Crossing 2010 Market Report on the 21 homes that sold in the development. This is slightly lower than previous years, but in a market that has seen sales drop significantly sellers seem to have priced well and achieved good results. Days on market for this year were skewed by four homes that were on the market for an extended period of over 100 days, increasing average days on market to 52 for the Old Forge Crossing 2010 Market Report. In this market that is excellent. New monthly condo fees for Old Forge Crossing condo units were announced in August. Single bedroom units will be $214, and two bedroom and townhomes will be $281. Also announced was that the reserves of the condo association now amount to just over $1 million a goal of the association for some time. Sales of units have been slow with prices dropping for condos and townhomes in the area. Competition is stiff with Chesterbrook and Drummers Lane prices being dropped aggressively to obtain sales. However, recently units have been starting to sell again when priced correctly and aligning with buyers being in the market and finding financing for their purchases. With a first time buyers tax credit sales at Old Forge Crossing this year have unexpectedly been slow for both 1 and 2 bedroom homes. Homes that have been for sale have had few showings, with buyers being more demanding and even completely updated 2 bedroom end units, with new baths and kitchen have not sold. When a two bedroom, bank owned home came on the market very well priced this also took several weeks to sell when it should have been snapped up right away. So although interest rates are low, buyers are finding it hard to qualify for mortgages and this has slowed down sales. There are currently 7 homes available in Old Forge Crossing in Devon, PA. This wonderful condominium development is well priced and equally well located. There are six one bedroom homes available, although one of these does have a small den as well and one two bedroom home that has just come on the market. Four of these have wood buring fireplaces, including the two bedroom home. Several of the single bedroom homes have been on the market a long time, one almost a year, two have been on the market for more than 120 days, whilst these have all had price reductions location in the development or lack of updated bathroom and kitchen may be holding them back. Old Forge Crossing is one of my favourite developments in the Devon, PA area. Whilst it is now beginning to age and homes need to be updated many unbits that you show still have original bathrooms and kitchens. Painting kitchen cabinets is not updating. Some owners have updated and this year whislt showing homes I have been pleasantly surpirsed to find some lovely kitchens and bathrooms in several units. These have all sold quickly and for better prices than normal. This having been said number of homes sold dropped  to eighteen in 2008, which is down from the twenty-four last year which was significantly down on the fifty the previous year. Prices have also drifted lower over the last two years with single bedroom units selling in the mid to high 150,000's unless they have been updated...

This week brings us the release of only three pieces of economic news in addition to the minutes from the last FOMC meeting. Only one of those three can be considered of high importance to the markets and mortgage rates, so we may see a fairly calm week for mortgage rates. The first data comes tomorrow morning with the release of April's Leading Economic Indicators (LEI) at 10:00 AM ET. This Conference Board report attempts to measure economic activity over the next three to six months. It is expected to show no change from March's reading, meaning that economic activity is likely to remain flat during the next few months. For the second year running John McClintick a local painter in the Berwyn Area organized a builders competition giving several local builders a chance to contribute to the Hurricane Relief in Louisiana. Last year three teams particiapated and this year that increased allowing more homes to be framed and sent down to Habitat for Humanity to use in building homes for those in need. What is great about the whole process is that it raises funds for the local Habitat for Humanity chapter as well. The competition has gathered great support from local builders and trades suppliers as well. Times vary for the 12 man teams to frame a house from about 5 hours to just over 2 hours. Old Forge Crossing market statistics for 2007Compared to 2006 when there were over 50 units sold at Old Forge Crossing in Devon, PA, 2007 was a quiet year with just 24 homes sold resulting in raising demand for homes at Old Forge Crossing. The average days on market was 52, this was skewed a little by three homes that were on the market for over 100 days, one of which was on the market for 179 days. Without these three homes included the average days on market were 39. Two bedroom units were on the market slightly shorter at 50 days or longer if you take the lower number. On average prices at which homes settled was 98% of asking price; what I noticed is that the higher the asking price the lower the settled price, those units which had the highest asking prices settled at 96% of asking...
