Sunriver has 3 main categories of Home Ownership; single family, condo and shared. Sunriver itself is has a Homeowners association (HOA) and each owner pays the same fee regardless of the improvements on the property or condo. Although this fee has gone up a couple times over the last couple years it is just over $50.00.If you have a single family residential property this is the only HOA fee you pay. Sunriver maintains the road, the snow removal on the road, police protection and fire protection. Sunriver, Oregon is now a destination resort but it was once the training ground for our US Army Troops. In the 1940's Camp Abbot was the training ground for "Army Grunts" that would soon be heading to WWII and the Army Corps of Engineers.The Great Hall is all that remains from this military complex. Once designed to be the Officers' Club it is now one of the most prestigious buildings in Sunriver. This beautiful log structure with its massive open beams now serves as the meeting center for the resort. Sometimes in our busy schedules it is nice to have the opportunity to turn back the hands of time. Many of us have waited a long time for the information on the "resort" section of Caldera Springs. Today we received the reservation agreements which show a lot more information than I expected. The model is not really ready for showing - but the team is out there regardless to answer your questions. Let them know you are working with me and you will get star treatment.The zoning requirement is that we must have 150 keys. There will be 45 or so cabins each cabin will have 3 or 4 keys per cabin, and one owner. It is a very interesting concept. I often receive phone calls from out of town buyers asking which I think is a better - buying in Sunriver or outside of Sunriver. This is one of those questions we tend to answer with the same 2 words, it Depends.If you are looking for a home that a large family can come to Central Oregon and enjoy the wonderful lifestyle we all take for granted then you may find that outside the resort will give you more home for your money. Most off the locals do not actually live in the resort. In Sunriver you will find a few homes 6 as of this writing under $400,000. The figures are in for 2006 and even though some said it really slowed Sunriver shows signs of not being so slow.  The folliwng is in comparison to 2005.Residental Properties  - 165 homes sold this is a decrease of 22.54% - keep in mind hat the average sales price also jumped from $501,764 in 2005 to $627,345 in 2006 an increas of over 25% days on market did increase slightly in 2005 the average was 90 and in 2006 it was 111.  Lots - We all know that the number of lots available in Sunriver is limited - there were only 13 lot sales in 2005 there were only 18 over the last 5 years this number has continually gone down.  However, prices did increase by almost 29% in 2006 - we expect that to be even bigger from here on out - I would advise watching what Caldera Springs does for the market ...
