One thing I have given up of resent in my quest to get in shape was candy, but I have to admit I had to take a dip in the Candyman’s shop and get some salt water taffy. If you can think of a flavor, the candy man is sure to have it. I think they said there are over 1,000 different flavors available. So, if you find yourself in Seaside, Oregon, make sure you stop off and get the best salt water taffy in the world.

Seaside Oregon on a recent snowy morning!  It's a rare occassion that we experience snow at the beach. The light dusting brought out the inner child in both the young & old.

Seaside Oregon Seaside Oregon, "Where The Mountains Reach The Sea & Your Vacation Lasts Forever!" I have been thinking about this topic lately and here is the conclusion I have come up with.  Lets start with what is not important in a listing agent. 1. They don't need 50 designations behind their name to make them a good listing agent 2. They don't need lots of experience listing. They need lots of experience getting their listings sold. 3. They don't have to work with a firm that has a Recognizable name. In my opinion, here are the six most critical things you need to ask a listing agent if her or she does in their service to you. 1. The listing agent you hire needs to know how to do a CMA and adjust for every comparable that they use. In Seaside Oregon our market has of course felt the downturn based upon what is/has happened locally and the Real Estate Market in general. Interestingly enough, we were the one of the last areas in the Country to feel the effects of the market downturn. I think there are two reasons for this. 1. Our market is largely a second home community being located in Clatsop County right by the beautiful North Oregon Coast. 2. We are basically built out. The first thing I learned in Real Estate was the concept of supply and demand. That was over 35 years ago and the rule hasn't changed. More supply with less demand makes it a Buyers market. The beautiful North Oregon Coast is more than just a day at the beach!  Clam digging for the highly coveted razor clam or crabbing for the ever popular Dungeness crab are but a few of the coastal pastimes that this area has to offer. These hobbies have been enjoyed for generations by people of all ages. As you can see, upper tier sales have been soft in the Seaside marketplace due to a lack of secondary home buyers.  Seaside has been impacted by the economy as secondary home buyers took to the bleachers when the stock market collapsed in 2008.  Trends reflect that there were two additional sales above $ 500,000 with the biggest sale y-t-d being an ocean view property that sold at: $ 810,000.  Opportunists should be aware that for the first time in many years deals are abundant on ocean front homes that have historically listed for atleast 1 million +  Today, a total of: 4 ocean front properties are available at under $ 900k.  The overview remains the same, properties listed at above $ 300,000 continue to languish on the marketplace for the second year in a row.  The time to buy is now...

Growing up on the North Oregon Coast was a most wonderful experience. I've always said that we had the best of everything with, the ocean out the front door, the mountains out the back door & the fact that Nordstrom's was only an hour & half away! Ironically, the same holds true today!  Never in a million years would I have predicted that I would return home after a fulfilling sales career with Corporate Nabisco. Circumstances prevailed & I've been back about 13 years. Today, I claim to be living the good life (according to the standards of HGTV)! I'm living where I want to live & doing what I love to do.
