Redmond Oregon Home Prices Have Leveled Off Redmond is a quick 15 minute drive north of Bend and has been a great option for those Central Oregon home buyers who cannot afford Bend, in addition to those who just want to live in a growing community that is supportive of business and family. Unlike other areas of Central Oregon, Redmond has been consistent with its home prices. Few luxury homes are found in Redmond, but rather a more homogeneous housing mix of middle class homes. Redmond home sales for third quarter 2024 reflect this consistency. Looking year over year comparing single family home sales on less than an acre third quarter 2024 with third quarter 2023, the following changes can be seen: Average sales price down .8% to $552,519* Median sales price down 3% to $509,235 New li...

Redmond Single Family Home Sales Strong Redmond Oregon is a booming town. For those who live there, that is evident every day with new construction, new businesses, and new residents moving into this vibrant community. Over the past decade, the town's population has grown by 27% and has a large percentage of the town's residents being families with an average of 3.15 residents per home according to the city website. There is not a wide variation in home prices in Redmond with average and median sales price close over the past six months. Although home prices have risen, so have the numbers of pending and sold homes. The months of supply has grown, but Redmond remains in a seller's market, although not as extreme has was seen a year ago. When the first six months of 2024 is compared wit...

Redmond Single Family Home Prices Up After dropping 1st quarter 2023 from 1st quarter 2022, Redmond single family home prices rose 1st quarter 2024. The relative affordability of Redmond compared with other urban areas in Deschutes County (i.e. Bend, Sisters and Sunriver), has led to an influx of new purchasers and demand for those who cannot qualify to purchase homes elsewhere. That and a growing number of local events and an active city council keeping up with infrastructure needs has led to a vibrant community for which demand cannot keep up with new inventory; rising home prices have been the result. Redmond Listings Still Lower Than Needed Although there were more new listings 1st quarter 2024 than in 2023, the number is still down 20% from 2022. Inventory levels of single family ...

Redmond Home Sales Dropped In 2023 Redmond has been among the best locations in Central Oregon for middle class homeowners to reside.  Situated only 20 minutes north of Bend on Hwy 97, Redmond has been a more affordable option for many looking to purchase in Central Oregon and its close proximity to Bend has made Redmond a town from which many who work in Bend can fairly easily commute.  Redmond experienced the same real estate market trends Bend did during the Covid pandemic with limited inventory and great demand pushing prices up. Low interest rates enabled many to purchase Redmond homes at lower prices than seen in Bend. However, when interest rates doubled in 2022, this greatly impacted the buying power of would-be Redmond homebuyers and in 2023, median home prices dropped in Redm...

Redmond Real Estate Sales - A Market In Transition It has been awhile since we last looked at the data for Redmond Oregon home sales. Redmond's housing has consistently been more affordable than that available in Bend with the majority of homes in the city what most would considered middle income suburban. The Covid-19 housing boom impacted Redmond as it did most of the country, and now rising interest rates, lack of inventory, and relatively high prices are creating a housing market in transition. We looked at Redmond home sale for the first half of 2023.  When the first six months of 2023 are compared with the first six months of 2022, the following changes can be noted for Redmond single family home sales on less than an acre: Average sales price down 10.7% to $508.212* Median sales...

Redmond Oregon's First Three Quarters 2021 Reflect Strong Home SalesWe haven't looked exclusively at Redmond Oregon single family home sales for six months.  We know that home sales have been strong throughout Central Oregon with prices up and inventory levels down. But as a community without a lot of single family luxury homes, Redmond attracts a great number of people for whom Bend has become unaffordable.  Although a smaller community to Bend, Redmond has also had prodigious growth over the past decade.  The Covid lockdowns and work from home orders have also impacted Redmond with more people moving there than available inventory creating bidding wars and pushing home prices up. When we compare the first 3 quarters of 2021 with 2020 for Redmond single family home sales on less than a...

Redmond  Home Sales Reflect Great Buyer DemandRedmond Oregon home sales have been in high demand over the past year.  Although not involving the high end homes that are now such a component of Bend real estate sales, Redmond real estate sales have been tremendously strong since the Covid-19 pandemic hit with home prices and inventory levels reflecting an extremely strong sellers' market. We made a comparison of 1st quarter 2020 with 1st quarter 2021 single family home sales in Redmond on less than an acre. Home and land prices in this vibrant town have remained lower than those in Bend, and with the commute between the two communities less than 20 minutes, Redmond has often been a first choice for many relocating to our area. However, the growth in Central Oregon has pushed single family residential home prices in Redmond higher since coming out of the recession in 2012. In fact, over the past five years, home prices in Redmond have doubled with the average sold price now over $300,000. Although we often focus on Bend Oregon real estate trends, Redmond has also seen tremendous growth over the past 5 years. And while still more affordable than Bend, Redmond's housing prices are also a reflection of the available inventory. In 2015, Redmond had 4 months of supply of single family homes, all price points, and on less than an acre of land. In 2016, this figure had lowered to 2.9 months and in 2017, we are at 2.3 months of supply.  A healthy and balanced market is considered 6 months of supply. Directly impacted by the months of inventory is the average sales price. Since 2015, the price of a single family home in Redmond on less than an acre of land has gone from $223,152 to $285,830 - more than 10% increase each year. The question remains - how high can prices go in Redmo...
