La Grande Oregon Home Staging Tips Jeff D. Clark, Principal Broker, ABR, GRI, RPCV   Staging your home is an instrumental part of the selling process.  It helps to expedite the sale and increase your profits. According to National Association of Realtor statistics, staged homes "stay on the market 83 percent less than a home that has not been staged."  The team at John J Howard and Associates is ready to assist you in this important part of the home selling process.     An example of a before/after at a listing on mine.  -Jeff You can begin staging before we come to your home for a market analysis.  Start by grabbing a few boxes and heading into a room.  You can de-clutter a room by packing up items you don't use everyday.  You will be moving anyway right?  Take some of the books off th...

La Grande (pronounced /ləˈɡrand/) located in Union County, Oregon, was originally names "Brownsville,"  but was forced to change its name due to that name already being used for a city in Linn County. La Grande comes from the early French settler, Charles Dause, who often used the phrase "La Grande" to describe the area's beauty. Located in the Northeast corner of Oregon between Pendleton and Baker City, La Grande is about 260 miles east of Portland and 170 miles Northwest of Boise Idaho east of the Blue Mountains. In a town of approximately 13,000 people it is the county seat of Union County. Majestic scenery, wildlife, historic sites, and outdoor adventure captivate all those that live in and visit La Grande.  La Grande is a bustling and vibrant small town community. Outdoors Because ...

La Grande Oregon Real Estate Market Snapshot:  Real Estate in January 2011 So far in 2011, La Grande's real estate market has seen moderate activity for this time of year.  Buyers are looking for deals and trying to leverage sellers off their list prices by at least 10% in all the offers I am seeing and writing.  Most buyers in La Grande's real estate market are asking for the seller to help out with some closing costs.  We have had a lot of snow recently in the Grande Ronde Valley, but that has not seemed to slow the buyers desire to look at property. A new development in La Grande's real estate market for 2011 has been a (small) surge in Union County foreclosures.  These foreclosures, especially in the La Grande area, have the potential to damage owner occupied property pricing if the...

Will the Foreclosure Surge Skip La Grande Oregon? | La Grande Oregon Real Estate News 2010 For some, the thought that a small town in Eastern Oregon is not saturated with foreclosures and short sales boggles the mind.  However, the truth remains that by comparison to larger areas, we have not seen nearly the drop they have seen.  Sure, we have lost some real estate value and we have a few foreclosures, but no where near the surge that nearly destroyed cities like Bend and Portland. So why you ask?  There are a number of reasons but I will touch on the ones I believe are the most obvious and biggest contributors. Eastern Oregon did not overbuild.  During the boom, we just did not have subdivision after subdivision going in. Extreme aesthetic beauty.  If you don't know, you should take a ...

La Grande Oregon Downtown Corridor | Mainstreet Program La Grande has maintained a strong and vital downtown in spite of the economic recession.  Many of our large beautiful brick buildings are intact, we have plenty of trees, and the sidewalks are great for walking and shopping. The recent addition (or adoption) of the Mainstreet Program and the injection of Federal Funds have sent a shock of revitalization through the La Grande downtown corridor.  Many of the awnings were showing the wear and tear of time, and these funds helped replace many of them.  New windows have been installed in several shops, and the funds helped pay for new bike racks featuring our famous face of Mt. Emily. Downtown festivals have finally emerged and have been quite fun.  Great bands from both in and out of t...

La Grande Home Foreclosures | Distressed Properties in Union County La Grande and our outlying areas in Union County have yet to be hit with the foreclosure surge that many other areas have seen.  This is in part due to the small size of our community.  We never had a great many new properties built in the years preceding 2007, so we are not overstocked on inventory.  However, we are seeing more foreclosed and distressed properties coming on the market.  In many ways, we seem to be about a year behind other larger cities. There seems to be a common misconception among consumers that foreclosure is synonymous with "terrific deal".  This is not always the case.  Foreclosed home prices are based on active, pending and sold properties just like any other home in a real estate market.  The r...

I'm glad to say that the stimulus package extended by Congress has had a definite positive impact on NorthEast Oregon real estate and La Grande Real Estate activity and Union County Real Estate activity.   While homes priced over $200,000 are slower moving, we still have  some real estate activity. Properties priced below that mark in Union, Cove, La Grande, Imbler, Island City, and Summerville are seeing increased activitiy and pending sales. The Elgin market is still a slow moving one, but we're working on keeping all listings in a high profile web locations. La Grande Real Estate and Union County real estate in general have been fortunate not to have followed the market extremes that many other areas in the US.   I'd love to hear from others out there!  Call Brenda Jackson 541.910.42...

La Grande Oregon Real Estate Market 2009 For my national friends who might not have any idea what or where La Grande is, we are a community of 12,500 in Eastern Oregon.  We have a top notch hospital, a university, and a beautiful setting. Much to the surprise of my friends from larger cities like Portland or Bend, the La Grande market has stayed strong throughout 2009.  We have certainly had a dip in sales like many areas, but we seem to have avoided the colossal crash that occurred in the larger cities.  In some cases, our monthly MLS report shows better numbers than 2008.  I have many ideas as to why this is so, and I would love to hear from other small town Realtors to find out if their communities have also avoided some of the big city problems. To begin, we never really over built ...

Winter continues to rear her beautiful head in Union County.  Throughout the last week however, the snow has been melting!  Happy news to some I'm sure, but I love to ski and run through the trees on a sunny Eastern Oregon winter day.Summer however, is my favorite season.  I love to mountain bike and the Grande Ronde Valley is the place in Eastern Oregon to do it.  I have several places I like to ride, and as I look out the window at the slushy mess on Adams Avenue, I can't help thinking about blasting through the trees on my bike with the 100 degree air smacking me in the face.Igo Lane:  A favorite (and somewhat secret) riding place of the locals.  Above Igo Lane there is an extensive 12 mile trail system that winds through the Ponderosa and up and down Mt Emily.  If you know the way (...

The cold is upon us once again with temperatures below freezing everyday this week.  At night we have been subzero several times.  Beautiful snow covers the mountains and trees and the valley floor is white.  In spite of the cold, homes are still selling in La Grande.  Utilizing advanced web-marketing, we at John J Howard and Associates have been securing buyer's from all over the west coast.  I sold a home last week to a young man from Battle Ground Washington and then sold a manufactured home in Union to a man from LA sight unseen. Both buyers found us through the web.Snow is one thing you have to love to live in North Eastern Oregon.  We have four seasons and winter offers as much recreation potential as any of the others.  Yesterday I took the afternoon off and explored the hills ar...
