The Albany Police Department has experienced a 3-year downward trend, including a decrease of 10.5 percent in Calls For Service from 2009 to 2010. Keep in mind that we do not yet have year end statistics for 2011, so this is the most current trend information the Albany Police Department can provide. Still, it gives an interesting picture of what is happening inAlbanyas far as livability despite the pressures we have seen with the economy.   Below you will find a chart with more specific information which may be of interest. "When is the Christmas Tree Lighting in Downtown Albany?"  Your kids have probably shouted this to you in the past week if you live in Albany, OR.  Well, so you can be informed and answer something other than, "I don't know!" the next time they ask, it's December 3rd, 2011 at 5:15pm after the 4:30pm “Twice Around the Block” Christmas parade.  There will be all kinds of great Christmas things going on and the local downtown store owners will be having their window displays out as well.  In addition to the parade and shopping that is available in Downtown Albany, another great thing you can do is take in a movie at the Pix Theater!  Actually, on Saturday, November 26th, at 12:30pm, they will be broadcasting the OSU/UO Civil war on the big screen.  Admission is for adults 21 and up and $5 ...

We all have patterns in our lives. As a real estate broker, I am seeing some interesting patterns which point to an exciting opportunity. Those of you who are paying close attention most likely realize the unusual combination of affordable homes, low interest rates and lending options. Some of my observations are about short sales. I am seeing a number of these go through successfully when the agent has done the work up front. You will be better off working with someone who knows how to work with banks, preferably someone with a Certified Distressed Property Designation (CDPE).               A variety of safe and fun events is just around the corner for October 2011 in Albany Oregon. The details are below for events both children and adults can enjoy. On Saturday, October 25, 2008 downtown will be haunted by little ghouls and goblins for the annual Downtown Trick-or-Treating. We start off with the kid’s costume contest at 10:00 am at Two Rivers Market, 250 Broadalbin St. SW. Trick-or-Treating starts at 11:00 am and goes to 1:00 pm. at participating merchants-look for the orange and black balloons. The Children’s Performing Arts Series was created in 1987 to enrich the lives of school-aged children by bringing performers and artisans to the Albany area. As school funding becomes tighter, it is more important than ever that our children have an opportunity to experience arts and music. For more than 20 years, the Albany Parks & Recreation Department has partnered with local businesses to make these performances a reality in area schools and free Saturday performance.

Via Albany's Historic Trolley, departing from the AVA, the Nosh Tour takes participants back stage in many of Albany's home-grown restaurants; tasting food and drink samples of what makes each establishment stand out, getting to see behind the scenes, and speaking with the people who make it all happen. Being an expert on our local real estate market has in part to do with looking at the bigger picture. Some of the basic things I like to track are the following: What has happened to the months of inventory (time it would take to sell existing homes on the market)? How does the number of homes listed compare to the number of homes sold in Albany over the last year? What was the number of days on market or days it took for a listed home to sell in our area?

 One of my most pressing concerns at the moment is trying to help a seller save a historic home which the City ofAlbanyhas declared worthy of being demolished. The house would be the first to be demolished underAlbany’s “dangerous buildings” ordinance adopted in 2006. This is an example of the sort of situation Realtors may find themselves in because homes are linked to lives; on some level, someone else’s life is in my lands because people need a voice when going through a property rights situation like this.  In a newspaper article (entitled A House Condemned) published July 5th, City Manager Wes Hare says, “I am not prepared to post guards around the property to keep people from living there so unless someone is willing to step forward and be a responsible party, demolition may be th...
