How is the real estate market in Albany, Oregon?  Last month, homes in town (less than 1 acre) in Albany Oregon saw a slight reduction in the average sales price, but homes on 1-4.99 acres took longer to sale, 129 days (up from 90 the previous month).  What is most interesting about this catagory of homes is that the months of inventory soared up to 5.5 months, technically still a Seller's market, as indicated by anything under 6 months.  But, we haven't been near the 6 month mark for a couple of years.  As you can see, not enough, if any, homes on over 5 acres sold last month in Albany, so no data to report. NOTICE:  Because of the current virus outbreak, all real estate consultations are being done over the phone or via email until further notice.

How did the real estate market do in January of this year?  No homes with 5 acres or more sold in January, and there was also very few on the market, 6 to be exact.  That's pretty typical for a 30 day period, especially in January.  But, homes on 1-4.99 acres did sell, and  for more money on average that homes on the same size land in 2019.  They also sold slightly faster.  For homes in town, or under 1 acre, we saw an increase in the average sales price, but it also took longer for those homes to sell.  Perhaps it is worth the wait to sellers to get a little more in their pocket!Below is a snippit of the infograph, which can be seen in full by clicking the link for Albany Oregon Real Estate Update 2020.

How is the rural real estate market around Albany, Oregon?  Glad you asked!  I have compiled the data for all of 2019, breaking it down by acreage size with a home.  Less than 1 acre, 1-4.99 acres, 5-9.99 acres, 10-19.99 acres and 20+acres.  You can find out how long it took the homes to sell, the average sold price, the average discount given by sellers, how many of those are currently for sale, and the month's of inventory.  Month's of inventory is very indicative of the type of market we are in.  Anything under 6 months  shows that we are in a seller's market.  Six months and over shows that we are in a buyer's market. If you click the link you will see the full infograph for the 2019 Albany Oregon Rural Real Estate Market.   Have questions about the Albany real estate market?  Give ...

Real Estate agent Jessica Packebush attend the Western States Stock Horse show yesterday in Albany, Oregon.  While Jessica is new to the group, she was excited to get out with her horse and do something new.     Her Paint mare "Dainy" is thirteen.  Jessica bought her as a yearling and trained the mare herself.   Way to go Jessica!  We are so proud of you!

A couple weeks ago an article appeared in the Oregonian which told the story of a man and his cat. The true tale paints a picture of a small town character with plenty of money and even more attitude, a man called John Bass. Kitty Kat, his favored pet, was awarded a life of luxury and a $70,000 fund to keep it so. The cat lived on and on to be 19 years old.
