Staging in Vaughan and Toronto GTA we are asked by agents how to introduce staging to their occupied listing clients and how to incorporate it into their listing presentations. We ask the agent to explain to the seller that most people are unable to "see" their own home as others view it.Buyers want move in ready homes if they are to pay top dollar. In the picture below of the sitting/dressing area of the master bedroom you can see it looks like most homes when people are in a rush in the morning to get going in the morning. It does not present the lifestyle of living in this particular home. A listing photo taken of a home with no preparation done is leaving money on the table serving neither the seller nor the agent. When we are at the house we take a few pictures of the rooms to show th...

Toronto Real Estate Market Report - August  2016 [All statistics via Toronto MLS Market Watch]August marks the unofficial end of summer with families coming back from vacation and kids heading back to school. The regional economy remains strong, with higher than average earnings, good job market and continual low borrowing rates. However, listing supply for the month still remains very low. Supply was down 1.2% compared to the same time last year, offering no relief in upward price growth for buyers currently in the market to buy a home. For move-up buyers who currently own a home, they may be less likely to put their homes on the market to sell if they feel that it will be hard to find another home. Some homeowners opt in to renovate their existing homes instead by taking on house addit...

Home Staging in Toronto GTA and Vaughan we have many opportunities to market a ravine lot to attract our ideal buyers. We consulted ont the property where the elderly sellers had moved on and the grown son met us at the house to see how we market this simple war time bungalow to attract our ideal buyers. He went on to share with us how he spent many hours banging balls off a piece of flagstone into the ravine at the rear of the house.I asked if his clubs were still at the house. He said he thought they might be so we went searching in the rear shed. We found them and the flagstone he used to use to hit the balls off of.Thinking outside the box I set them up and then we waited for the response of buyers during the open house. It was a hit! Buyers loved it. The house sold over list in  a fe...

When we are staging occupied homes in Vaughan and Toronto sometimes we come across interesting things we can use in a new way.In this dining room we used a red locker that would have otherwise been relegated to the rec room in the basement.By being creative we saved the client a bit on the staging budget PLUS gave the buyers something to remember the house by.Investment, minimal.Impact, priceless. If you have a home that needs to be marketed to attract your ideal buyers call the Go To Girl around town. Michelle Finnamore Interiors Ltd.416.928.2999michelle@finnamoreinteriors.com

When shopping for a new home, one of the most important considerations – yet one most people don’t pay enough attention to – is the lot type. Selecting the right one can significantly increase your enjoyment of the home. Picking the wrong one can have the opposite effect. There are three special types of lots that homeowners tend to find most desirable. Yet, even though they are considered desirable, each has its pros and cons. Here’s the rundown on each one: Cul de sacs These are lots located on dead end streets that often feature homes positioned around a large circle of roadway. For obvious reasons, a cul de sac is a popular choice for buyers with children. There’s less traffic and often, the only cars on the street are those of neighbours. However, homes on these lots often come with...

When you put your home on the market, it’s important that you make the indoor living space as attractive as possible to potential buyers. The foyer should look spacious and inviting. The bedrooms, neat and uncluttered. The basement, clean and well lit.All good advice. But don’t forget the outdoor living space. That too has a significant impact on how quickly your home sells and for how much. You want to make the area around your property, from the front walkway to the backyard deck, as attractive as possible. How do you do that? Here are some tips for sprucing up your outdoor living space that can be easily implemented. Trim the hedges. Like a haircut, it gives your landscaping a clean, styled look. Place flower pots in strategic locations, such as next to the front steps and on the deck ...

Yesterday was the Annual Spring Wild Leek and Maple Syrup Festival 2016 at the Stadtlander Eigensinn Farm in Singhampton, which is about 2 hours north of urban Toronto. Eigensinn Farm grows and raise their own vegetable and livestock led by Canadian Chef Michael Stadtlander, with the mission to share his wisdom on locally sourced food. You can read more about this bio here.‬The weather was everything but Spring-like. Four hours of driving, at 0.5 degrees celsius, with hail and blizzard, my husband and I arrived feeling much excitement. Everyone was there with one common goal... for the love of food and reconnecting with the earth. Every year, over a dozen chefs from the city's well known culinary scene participate in the event, with each team setting up stalls in the forest, and prepari...
