Putting in a deposit for a home that has not yet been built can certainly cause headaches. New constructions often seem to end up taking much longer than anticipated. In a recent edition of the Ottawa Citizen, Les Vandor answered a question posed by a couple who's condo finish date was pushed back by over a year. They had paid their deposit on the home in September 2007 with the expectation that it would be built by July 2008. However, the ready date was postponed to August 2009 and then again to December 2009. Clearly frustrated, the couple was wondering if they could ask for their deposit back or sell the condo before it was completed. As we mentioned earlier this week, the resale housing market in Ottawa is staying strong. The Ottawa Citizen gave us more evidence of this with an article that talked about how homes are selling for as much as 15% over provincial assessments. MPAC - the Municipal Property Assessment Corporation, an independent agency that evaluates all Ontario homes for property tax purposes, recently produce estimates for what they believed homes were worth as of January 2008. It turns out, however, that the property valuations may have been a bit on the low side, at least in Ottawa. Lower priced homes were on average selling for 4% more than assessed value, while mid priced homes ($400,000 to $500,000) had a 10% gap. Luxury homes (those $600,000 and up) were on average selling for 15% above appraised ...

Multiple Offers.  A question I have always wondered is............when representing the Buyer is it the strategy of the agent or highest price that gets the house for the buyer?  I say strategy 80%. While Canada's federal budget may not have been as 'green' as Obama's stimulous package, there are a few goodies for homeowners, along with some additional funding for the government's green reno program. A total of $7.8 billion dollars in the 2009 budget is directed towards housing tax credits and programs. The Home Renovation Tax Credit has been getting a lot of press lately. This program is aimed to help about 4.6 million families by giving a 15% rebate (in the form of a tax credit) for any type of renovation made to a home. The maximum credit amount is $1,350, making it a great time to do some renos. First-time home buyers get a number of bonuses in this budget. The Globe and Mail is reporting today that Canadian Finance Minister Jim Flaherty is considering giving tax credits to homeowners who make home renovations. While there has been a lot of talk lately about large infrastructure spending in the upcoming federal budget, this home reno idea would focus on smaller but more wide spread spending. Home energy efficiency improvements provide benefits to both homeowners (through lower heating costs) and the environment (using less energy reduces our carbon footprint). However, individual homeowners rarely know how efficient their house is and are unsure about what renovations need to be made. Luckily, the Ontario government is taking steps to help us improve our energy efficiency. New Ontario building code regulations come into effect in 2009. All new homes will have to be built with greater insulation on foundation walls. Improvements in the building code mean that new homes built in 2009 will be 28% more efficient than homes built just a decade ago.
