When I hear from investors who want to buy in Oklahoma City they always want me to fine them "the deal". The deal often would be find me a home around $60,000 instead of those $140,000 homes you recommend, I can buy more. Too often that home needs a lot of money put into it to make it rentable, and most of the time it is in a neighborhood going nowhere but down. Yes, there are more people who could pay $700 a month versus $1250 a month but consider this: Many of these people not only have poor credit but also poor rental history. I've had a lot of fun touring the fun areas in OKC. Great time to live in Oklahoma City and The Plaza District in Oklahoma City is a great area to explore. One of the best places there to explore is a restaurant called Oak and Oar. They have a really unusual concept on beer that I like.They have 36 beers on tap and the selection is always rotating which which means you're never going to run out of beer selections here. What I really like about the restaurant is the unique appetizers, salads, and the great sandwiches they have there. As many economist have said, this is the best energy downturn you will ever see in Oklahoma. Despite prices that at one time fell to below $30 a barrel, Oklahoma oil has recovered to $44 a barrel and predictions are for higher prices by the end of the year. As I had stated before in Oklahoma City real estate market conditions, even with oil at lower prices our jog growth and unemployment rate have both stayed the same. What is interesting about oil drilling in Oklahoma is that extraction cost are about $14 to $22 a barrel, so recently Devon Energy, one of the biggest independents and located in downtown Oklahoma City reported that oil above $40 yielded a return on investment of 40%. Oklahoma City continues on a good pace of sales in housing although a bit of a slowdown has been going on since last November. For two years the market double its normal appreciation because of extremely low inventory levels and low interest rates, so the slow down is really just a return to the typical level of sales and appreciation.
