What confounds me the most about REALTORS® is why they do not own investment property. Warren Buffett famously said, "Invest in what your know", and what we should no best is real estate. In fact I have a new one hour class I am teaching in Oklahoma on an introduction to real estate investing. In the class I will give basic information, definition of terms, and resources that can further ones understanding. I had a good two days at MD Anderson last Thursday and Friday. We arrived from Oklahoma City on time and besides a tasty lunch at one of our favorites, Hungry's, we went on the the Rotary House which is the hotel connected to the hospital. Since this was Spring Break the hospital was not as full as usual but also a little shorthanded for them. I was able to get my X-Rays on time since that is where my cancer would come back. After over 20 CT and PET scans, X-Rays are a piece of cake. Then the lovely thing about the hotel is that they have their own blood work area so you don't have to do it at the clinic. The good news for both is that my X-Ray was clear and my blood work showed that my thyroid which caught the radiation in the head and neck was normal so no drugs needed. Hey, I am not ... 03/19/2017

Japan with Italy are my favorite countries on earth, so far, and since my wife has never been to japan that is on the books for next year. I was there in 1984 and spent two weeks in Toyko, Gifu, Nara, Fuskisma, and that grandest of cities, Kyoto. This morning I read a post by Lisa Von Domek from Dallas, and it was a Sunday post where she counted her blessings, and it made me think of what happened to me yesterday. I had been on my feet all day Saturday talking and speaking to 250 investors in a meeting in San Fransisco. Even my property manager who is in her 30's was exhausted and that meant I was pretty tired also, so I looked forward to the nonstop light back in Oklahoma City at 10:50 in the morning. I thought that last year would be the end of being in leadership positions and it was. After being gone 60 days for NAR and doing this for years it was time for a rest. However, politics has a way of getting in your blood and after 26 years you do care about the state of the industry so I am not done yet. I just got back from the state capitol and I am proud to say that we had over 500 REALTORS® lobbying not only for homeowners rights but also some degree of sanity from our legislature which is asking a lot.You see, we have been dealing with budget short falls much like Kansas. My wife and I are not car fanatics, nor do we like debt so we buy cars that will last 10 year cycles. My Lexus had 186,000 miles and her Honda had 104,000 miles. I truly am a man who thought I had everything. At Christmas I don't need clothes, I don't need electronics, and I usually just ask for Apple gift cards. So my wife and I decided at the end of 2016 we needed new cars. We are not big car people and we don't like debt so this is an every ten year event.  If you follow Oklahoma City economic market conditions you know about how strong of an energy state we are. Oklahoma is awash in oil and natural gas but both have been on a pricing downturn for some time. It hasn't had a strong impact on the Oklahoma City economy but it has hurt at the state level for loss of revenue from taxes, and employment in the drilling areas has been affected. Although oil reached a low of below $30 a barrel it has since climbing steadily. In Oklahoma, once we reach $44 a barrel pricing we become very profitable and companies drill. This week we reached $53 a barrel and since OPEC created a lower quota, it is expected for oil to go to $60. What this creates is help on the state level, and a large bonus for Oklahoma City.
