My Call From Moore Oklahoma Yesterday I went home for lunch and as I was getting back into my truck to head to work my cell rang. My brother said, “I Just wanted to let you know I am OK.” I had no idea what he was talking about, so he went on to tell me about the Tornado. He heard they were coming and rushed home to Moore to try and find his grand kids, who he knew were getting out of school. He told me he was heading down the 35 and people were pulling over to shelter, but he just floored it and kept going. His son met him at the school where the kids were in shelter and they would not let them out. (This is actually very wise 99% of the time as the schools are generally well built, have safe zones, and can you imagine what would happen if all those kids were caught in the open or in a...

You know you want to upgrade to a larger home in a more desirable area, but you are afraid your home will not sell during the cooler months, traditionally the slow season in real estate. This could not be further from the truth.  Forget the common wisdom: It Does Not Have to Be Spring or Summer to Sell Your Moore Home. There are too many people out there not fulfilling their dream because they are afraid to put that "FOR SALE" sign on their front lawn. Ronald Phipps, president-elect of the National Association of Realtors says many people have are waiting for the real estate market to stabilize. But now, "they're finally flipping the switch, selling their houses and taking back control of their lives." In the past few weeks homeowners have decided not to wait any longer for the economy a...

Although you wouldn't be able to tell by the local or national media, the market is gaining strength.  Take some time and look at Trulia.  You will notice pending sales are up for our market.  What this means as that buyers are starting to come out in droves and the lagging market has pinned up demand.  Although we are not seeing increases in sales prices yet, we will.  Once there is more demand from buyers than the current inventory allows prices will adjust.  Let me ask you this if you don't believe me.  Have you seen any new construction lately?   Of course, you have  -  maybe not to the lengths of 06, 07, and 08 but you are still seeing homes built.  What has happened is there has been a house cleaning of sorts in real estate.  The old "only the strong survive".  This is a better re...

All Realtors® are the same? Does that sound believable?   I don't think so.  No matter what industry you are in, there are always professionals that can make your experience better.  What do you mean by better?  Well, let's see, doesn't every seller want to sell for the highest price in the shortest amount of time with the least hassle?   Of course, they do.  So wouldn't it make sense that the better your home is marketed the better results, depending on the price, will be achieved?   You need an experienced Realtor who is on top of the latest marketing for your home.  Ok, so that sounds easy but is it.  Did you know that most people only interview one agent?  Although this is easy, it is not the smartest thing to do with the largest asset most people own.  Two things will help you keep...

The Buy From the Builder myth goes something like this.  Why not buy directly from the builder and cut out the realtor?  That would make sense because we would then end up saving the realtors commission.  Right?  Wrong, buying from the builder does sometimes make sense.  While the commission is an integral part of the price what makes you think the builder will come down anymore on his price because you don't use a realtor.  Let me put it this way.  Most builders have to watch their comparables for any neighborhood.  They are not going to give you the special deal you hope for and carry that loss of profit through the next 10-15 houses they build.  Would you do that?  I don't think so.  The reason the builder wants to do business without the realtor is because they are smart about the t...

Wow, what a great time to buy.  Spring is in season and the government along with various sellers have made it so easy to buy it's insane.   O fcourse, you do need to have a little money down.  What a shock?  You are buying on average a $150,000 home and you need money down.  FHA has made it very easy to buy with 3.5% down and the sellers are expecting you to ask for closing costs.  The best time to invest is not always the easiest.  Do you know that there will be a large transfer of wealth throught this recession?  Why not position yourself to be that person.  Why, because everybody is telling you how bad it is?  What a crock.  The best thing you can do right now is buy a home.  Go against the grain.  Think outside the box.  That is what will put you in the best position financially.  ...

Well, I cannot say I was not warned about the difficulties being experienced on a short sale.  This one will be different I said to myself as I listed the property.  My seller tried to give the home back via a deed in lieu of foreclosure and they (First Horizon) contacted him and asked him to list the home for 90 days in an effort to sell it and not go through the expense, time and additional loss of a foreclosure. You can see why I was enthusiastic about this particular listing.  It's a beautiful home about a year old and in excellent condition in a premier neighborhood and priced to sell.  Every agents dream listing. OK, the enthusiasm has worn off and thankfully my two offers are hanging in there but a 3rd offer just arrived and I am worried that I am wasting everyones time though I ...

Cascata Lakes, A great South Oklahoma City neighborhood is located just off SW 134th & May Avenue in South Oklahoma.  With fine custom homes ranging from the upper 200's to well over 500K.  Cascata Lakes started just a few years ago and has slowly become the place to be.  Just driving through Cascata Lakes can leave you wanting to know more about this great neighborhood. This sidewalk friendly community was thoughtfully carved out of vacant land in was is still thought of a quiet kind of area.  Traffic is not too bad and the access to highways plus Norman and Moore make most commutes a piece of cake.  The ever growing area of Moore at SW 19th & I-35 is less than 10 minutes away and from there Norman should only take another 10 minutes and then you are in the middle of just about anythin...

OK my AR brethren; this is a subject that has been a thorn in my side for the past 11 years.  You set up the appointment; you meet with your clients and show them numerous homes.  You make notes on your copy of the MLS sheet as do your buyers.  I don't hound you or call 5 minutes after you show it (although maybe I should start) and I give you time to get some R&R in before asking the all important question; what do you and/or your clients think about my listing and what can we do to improve it?   I have even made it very simple for you.  I have a basic 4 question form that I email or fax or both to you and even have a 24 hour toll free fax to send it back to me at.  I have taken extraordinary steps to make this as easy as possible yet I still only get maybe half of my requests back and...

I had one of the toughest deals in my 11 years in the real estate biz.  My listing was actually in foreclosure when I received the full price offer.  Holy cow, this was indeed a miracle.  That was in February.  The seller's out of state and the clock is ticking on the foreclosure. Closing is set for April, then May, then June.  The seller was going to be about 15K short.  No time to try and work a short sale without losing the buyers.  The seller manages to get an advance from his company (a major home improvement store) and he sends in two wires.  Only one problem.  One wire never shows up. We're two days away from closing, the lock is about to expire, the buyer's are chomping at the bit, especially since they have taken occupancy (they were from out of state and had no place to stay)....

Interest rates are increasing.  You have heard about it and you are now starting to see the fluttering signs of inflation.  Ok, that is a little dramatic but with the treasury issuance of the large amount of US debt the interest rates are starting to climb.  Why does this matter to me?  Well, let's think about it this way.  As a rule of thumb if interest rates climb 1% you will need the homes to decline 10% to pay the same amount monthly.  Wow!  Pretty shocking huh?  I can promise you in our market if you think that we are going to get a decline of 10% in home values anytime soon you are crazy.  It will not happen.  If anything, if the fed does not handle inflation properly, we will see home values surge.  Think about all of the stimulants that have been sent by the fed.  This is  your ...

They die.  Whether you get the phone call or read it in the paper, the customer that you had a lasting relationship with has passed away.  You will probably attend the funeral or at the very least send flowers. I remember the first customer of mine that passed away.  I actually read about it in the paper and attended the funeral.  That was probably 8 or 9 years ago and there have been many since then.  I started keeping a file with obituaries and mark their file in my Palm Centro with the appropriate information. I think the toughest one to date was Craig A.  I met Craig and Toni as they drove through my neighborhood looking for a home for their handicapped daughter.  We met & I showed them some homes and found the perfect one and the rest is history.  Craig was a CPA as was Toni and af...
