The First Time Homebuyer Tax Credit will be expiring on December 1st, 2009 - so there's plenty of time to take advantage of this tax credit - RIGHT? Uhm, well ... WRONG. Let me give you a quick timeline of what it will take to be able to use this tax credit - if you start TODAY. Today (June 19th, 2009) - Call a real estate agent to set up an appointment to talk about your wants and needs. June 22nd, 2009 - meet with agent (they probably already had appointments over the weekend) June 26th, 2009 - meet with lender for a approval letter (which will be needed 99.9% of the time when you make an offer.) June 28th, 2009 - look at a few homes in a few neighborhoods to determine which area you might want to live in July 3-5, 2009 - HOLIDAY PLANS MOST LIKELY! July 11th, 2009 - Look at more homes...

You can probably Google the phrase "why buy a home" and end up with pages and pages of reasons, all of them based on the financial benefits of such a purchase.After a personal occurence last week, it dawned on me the "real" reason people wish to own their own home ... relationships.Last week my Uncle John was in a horrific car wreck. He's still in the hospital battling for his life, although making progress a little bit here and there. Uncle and Aunt Helen live on a farm and this is planting season ... and birthing season ... and wedding season, since my aunt also does flowers for weddings.Well, as you can well imagine, Uncle John won't be riding on his tractor this year or delivering any baby cows. But beans still need planted and calves still need to be birthed ... which brings me to ...

So here are the numbers for Toledo, OH for the first quarter of 2009.  I'm also including stats from the first quarter of 2008 for comparison.  The charts include all homes with a Toledo mailing address, so they will include homes that are in multiple school districts (Toledo, Washington Local, Sylvania, etc.).  What you will be able to see and compare are the number of homes that were listed and sold, the average and median prices, and average time on market.  You will also see a spot that says "Inventory Accum.".  This is essentially an estimate of how long it will take to sell all of the currently listed homes in terms of months.  You can see how this is calculated right above the third blue bar.  By the way, these charts are only for single family residential homes, not condos, comm...

Had a fantastic, yet economical dinner last night at Gramma's Home Cookin' on Glendale Ave. in Toledo, OH. Actually, it was off their breakfast menu, but meat and potatoes were included, that's for sure! For only $5.99 the meal included: 3 eggs, any way you want 'emHashbrowns2 sausage links2 strips of bacon2 pieces of Texas Toasta pancake the size of a dinner platecoffee Can you say WOW! Several Toledo Area Realtors are having record years, in spite of economic trends and market cycles. It has been my good fortune to meet with several and discuss opportunities to grow their business more in 2009! Defying the odds? Overcoming Challenges? Such tasks sound superhuman in many business circles, but these are just everyday parts of Real Estate! One of my friends in the business shared with me - just this morning - about how IMPOSSIBLE his day would be... This is my first attempt at blogging with Active Rain.  I've seen several other agent's active rain profiles from time to time and finally found the time to sit down and get started. (it helps that it's only 16 degrees out and I only ventured out of the cave for a few minutes today!) I'm not sure yet how active rain works, but I'm interested in networking with other Realtors as well as lenders and hope to find some additional buyers and sellers to work with! The Toledo market, like many others, seems to have a large percentage of foreclosure properties available right now (typically, I can find over 150 single family homes listed under 20k and some weeks nearly 200!).  I'm having pretty good luck working with some of the re-habbers and other buyers looking for bargain properties. I am happy to be part of a Toledo, OH real estate company who is so active in the community. Danberry Charities has contributed an average of $35,000 per year for the last 5 years to The Toledo Children's Hospital the Danberry Co. Treasure Chest.  This serves as emergency assistance that comes into action when all other resources have been explored or exhausted.
