What Past Ohio Home Buyers and Miami Valley Home Sellers Said... “Christina did a great job for us. We are very picky whom wehire as many realtors add little value and do not want to put in the extraeffort to go above and beyond. Right after we fired one realtor, we went to anopen house and found Christina. We were very impressed, as she went the extramile for the seller and added real value for them. She was very warm andengaging. We then asked her to represent us. She did an awesome job, eventhough we were fairly demanding and helped us into the house of our dreams. I highly recommend her, you will not be disappointed.” Jeremy Schans, Springboro Ohio Home Buyer “Christina smoothed out what could have been a very bumpy ride purchasing ournew homestead. We knew so little about the geogr...

NEW PRICE ALERT:  Clearcreek Twp/Springboro Schools 3 BR Ranch Home w/ Pond now $189,900 Our clients have decided they don't want to own this home any longer and their loss is your gain!  We've cut over $11,000 from the asking price and they want offers!  This home is a real rarity, with over an acre of land, a large pond out front, woods to the left and rear and the QUIETEST neighbors you could ever ask for on the right (okay, they're quiet because it's a historic cemetery!) The home itself is a bit different than your typical ranch home as it is elevated, so some steps up to the full width porch, or come up from the two car garage in the basement to reach the main level.  The lower level is finished and has a walkout, along with a 3rd bath. Upstairs you have three bedrooms, two full b...

December’s Season of Celebrations & Sharing:  Dorothy Lane Market and Good Neighbor Bags True hunger isn't something most of us have to deal with, if anything we've got an overabundance of the good stuff this time of year.  The sugar cookies, pies, cakes, buckeyes, lemon bars and so much more are everywhere! But too many of our neighbors don't have enough of the basics to reliably feed their families.  A cutback in work hours or job loss, some unexpected repair bills, gas going up, any number of things can push them over the razor's edge of having just enough to make ends meet and coming up short.  And it's not always apparent on the surface, the person with troubles might be driving a BMW or a 1983 Chevy.  So how is one of our local businesses helping address the issue?  Dorothy Lane M...

INSPIRATION FOR TODAY: "The world makes way for a man who knows where he is going." ~ Ralph Waldo Emerson THIRTY-ONE SECONDS TO GO! You may recall the story of how steel-magnate Andrew Carnegie commissioned Napoleon Hill to learn the true philosophy of success from America's most successful individuals of the early 1900's. Hill's search for those success secrets culminated in his well-known book "Think & Grow Rich". What you may not know was how Hill almost squandered the opportunity offered by Carnegie. At the end of a long interview, Carnegie abruptly told Hill, "We've talked a long time and I have shown you the greatest opportunity a young man ever had to become famous, rich, and useful. Now - if I choose you out of the two hundred and forty other applicants - if I introduce you to t...

Heather's Coffee and Cafe in Springboro Julie BeallI can remember the first time I visited Heather's last December. It was a cold day, snow dusting the road as I parked outside of the quaint historical building. I walked up the front portch and as soon as I opened the front door, I felt relaxed. The hardwood floors, warm colors, cozy furniture and fireplace invited me into the cafe. I turned a few corners and found myself in line to order. I had no idea what they had on the menu or what I should try, so I asked them. Heather and Nikki were both working at the counter that day, and recommended a dirty chai tea (A chai tea with a shot of espresso!). I took their advice and ordered a lunch sandwich too. While my food was being prepared, Nikki showed me around to different rooms and I ended...

INSPIRATION FOR TODAY: "Thought in the mind hath made us. What we areBy thought was wrought and built. If a man's mindHath evil thoughts, pain comes on him as comesThe wheel the ox behind . . . . . . If one endureIn purity of thought, joy follows himAs his own shadow - sure." ~ James Allen GO TO THE GARDEN! The human mind is like a garden. It directly reflects the care and attention given to it. Consider two gardens side-by-side, in the same soil. The first is bursting with color, gives off the most delicate of fragrances, is free of weeds, and forest green. New buds continually replace each other, and it's a delightful place to spend a sunny day. Just a few feet away, you encounter a musty patch of stunted leaves, few blooms, parched soil, and insect infestation. The few plants remaini...

Out of 412 Homes currently on the market, there are still 157 homes listed from $250,000.00 to $400,000.00 thus accounting for close to 40% of all homes currently listed in the BORO.  Interestingly enough if you were to look at the average home price in Springboro in 2003 and compare it to 2008 it actually shows a rate of APPRECIATION of 3%.  That number is decieving however in that we're still seing price drops of $60,000.00 to $100,000.00 in homes originally priced in the $400,000.00 to $600,000.00 price range.  The past few months those kind of price drops have leveled out - fortunatlely for the sellers and the market as a whole and in the Boro we seem to be at or getting close to our markets bottom.  Only time will tell but I will continue to keep you informed.  As always if you h...
