Life is full of the unexpected, sometimes you just have to be watching and listening to catch it! Last night we we were forecasted for our first light frost of the season.  No need to break out the ice scrapers yet (you Floridians and Californians...an ice scraper is a little portable tool you keep in your car to scrape ice off your windshield....oh...let me back up....frost is ice that forms at night when it's cold...okay, let's back up a little more....cold is that temperature about 30 to 40 degrees lower than what you're used to!).  Okay, enough digression....  :) Despite the threat of frost, nothing has told Mother Nature to turn off the blooms yet!   Be careful if you're looking at new construction homes.  There are builders out there trying to work in transfer fee language that applies to the owner when they sell the home. Basically, when the owner sells the home they would have an extra fee sometimes 1-3% of the purchase price, which would go directly back to the builder.  This fee would be effect for a period of time (I've heard some are up to 99 years), and it goes with the property so the new owner would inherit it, and new owner, and new owner, etc. Supposedly the government loans are looking into it and may prohibit from lending on such properties, which will in effect make the properties less desireable to those looking to get government financing.  Less desirable typically means less sales price. A great recent article on buying or renting from the wall street journal.  Seems the author points out it's better to buy if the price of the home is 15 times or less the cost of the rent. The example they used was rent of $10,000 per year, so if you could buy a similar home for $150,000 of less it's smarter to buy (historically speaking). I was with a soon to be homeowner the other day, and in talking with them about the reasons why they are buying vs. choosing to rent the first thing they mentioned wasn't the typical top three things I hear like 1. possible tax deductions, 2. appreciation, or 3. finding a great deal and have "equity"... it was something that probably use to be the main reason before the huge run up in housing prices, subsequent massive equity positions, and thrill of selling and making a killing became popular.  It was a 'back to the basics" answer.
