  In my area there has been a lot of new construction. New homes were starting at 280,000 and going up into the luxury class and were selling well a year ago. Now with all the builder incentives it is showing that they are in a tight market.   Builder incentives are as much as no payments until January 2008 on market homes and agent incentives as much as a cruise for 2 with airfare on Princess lines.Here is where the switch comes in...............   One of the builders that is sitting on an undeveloped parcel has filed for a major modification to the R-PUD plan that was approved.    I received a call from a potential client last week who found me on. She needed to sell her home as she has now entered the foreclosure process. She had found me on internet through and needed someone in the area that was knowledgeable with the process and how to help her. She is going to have great difficulty in selling her property as she feels that she needs to net 20,000.00 from the sale. She bought the property 18 months ago with 100% financing.   I currently have a property listed that is 2 years old. There are lots of upgrades in the home and the owners are not expecting to recoup the upgrade money. The home is priced to the market 369,900 but there has been one large problem the tenants!   The tenants are renting this property for 1400.00 per month and know that they have a great deal. They have been in no hurry to leave and have made selling the property difficult. One of the worst of many things that they have done is to make the basement uninhabitable. This is a great basement ready to finish.  This is an electronic flyer that I made of a home that I have for sale in Liberty Township. The owners have replaced all the windows in this 14 year old home. As an active member of the township I received this update from the Sheriff.The Butler County Sheriff's Office wants to remind you not to leave valuables in your car.  There have been some laptops stolen out of vehicles in Liberty Township.  Please keep your valuables with you or keep them out of sight.  Remember to lock your vehicles.It came to mind who would leave their laptop or other belongings in an unlocked car parked on the street or in a driveway? Yes we feel that our car parked in our driveway is safe but really would you leave cash spread out on the seat of an unlocked car? That is what you are going when you leave valuables in plain sight in an unlocked vehicle. These are not planned crimes or even crimes where force has been used.
