Are you ready for good Hudson Ohio real estate news? Hudson Ohio is having a great spring/summer! We currently have 42 residential properties under contract, and 52 residential properties have been sold between 4/30/08 and 6/30/08. At this time last year, we had the same amount of properties under contract and 15 additional properties sold, so we are lower in units sold. But look at these numbers! Average sale price for this quarter: $400,494. Compare to 2007 2nd Qtr: $342,617. Huge difference! Days on the Market (Market Time) for this quarter at first glance: 86, about one-third longer time than last year's 63 days to sell...but if you look at the cumulative days on market, this year actually wins: 2008 is 101 and 2007 is 116! This quarter, sellers are achieving 95.11% of asking price,...

Real Estate Review of Hudson Despite the national  trends in the housing marketing, the community of Hudson is continuing to show a strong, stable price market although it may take slightly longer to sell. Property values in Hudson remained steady in 2007, with the average sales price for the year staying within $1,000 of 2006 after significantly increasing  for the previous 2 years. This represents a constant increase since 2000 with the exception of 2004 when the average sale price remained constant.  The average sales price for 2000 was $292,439, increasing to $296,288 in 2001 and $299,159 in 2002.  A larger increase occurred in 2003 when the average sales price jumped to $322,387.  The market then remained flat in 2004 with an average sales price of $322,074.  The market then contin...
