Here is some information about German Village. This is a neighborhood registered as a National Historic site. This was the first planned area outside of the confines of Fort Hamilton and still a vibrant area today.German Village Historic District: Hamilton! A nine-block area of distinguished homes starting at North Third and Dayton Streets, German Village was the first residential development outside of Fort Hamilton and was included in the original layout of the City of Hamilton. Construction in the early 1800s was mostly frame and reflected several different periods of 19th century architecture: Queen Anne, Italianate, Eastlake, Gothic Revival and Greek Revival. The neighborhood housed both prominent businessmen and laborers, resulting in a number of significant and unusual buildings....

Here is a little bit about a historic distric in Hamilton that I am proud to own investment properties in.About Dayton Lane Historic AreaHamilton, OhioThe Dayton Lane Historic District, more commonly known as Dayton Lane, consists of 210 structures built during the last quarter of the nineteenth century and first quarter of the twentieth century when it was home to Hamilton's prominent industrialists. The houses in the district represent the rich variety of architectural styles popular at the district's height, including Queen Anne, Italianate, Second Empire, and Georgian Revival.    I belong to a small investor mentor group. One of the people found a duplex to purchase that they thought was a great deal and it may be. The only problem was that they were going off mortgage payment numbers supplied by an unethical broker. He purchased the property for 345,000.00 income is 1800.00 per month. The motavating factor in this purchase was the ability to be qualified to make a monthly PITI payment of 1270.00. It looks great on paper but when I asked how did you get such a low payment I found out the numbers were run on a 1% pay option arm using the lowest payment amount. The investor was not aware that he was building negative equity in the property and that at some point in the future the payments would explode and he would have to pay the 30 year amortization rate on t...

I have been useing a marketing tool called vflyer. It is still in the beta stage so its a freebie! Here is a link to one of the flyers that I have made.   http://find1home.vflyer.com/1/index.html    They have just made an additional change to their format and now they are Craigslist friendly. I love the way the photos pop when you run the cursor over the and you can view the pictures as a slideshow. Just an idea on how to promote your listings. By the way on our new local system with Active Rain it would be wonderful if we do some HTML work so that I make my flyer pop instead of liking to it.Here is the link to vflyer so you can use it yourself.  http://www.vflyer.com/ Good Luck! http://www.find1home.com/

Why is it that some lenders feel a need to charge as much as possible to a borrower and feel they can get away with it? I recently starting working with a veteran that has risked his life only to have a mortgage broker try to overcharge him on his VA loan. When you are looking for a home it is fantastic to be preapproved but it never hurts to get a second opinion on your loan.
