I own an old Italianate style home in a Historic District as an investment property. I had previously thought that the property which was originally two single family homes with a common wall  was built in 1900. This is due to the fact that this is the date recorded in the county records. Butlers county suffered from a devastating flood in 1903 and most of the county records were destroyed.    I recently had access to the Records of the Ohio Historic Preservation Office and found out a little more about the property that I own.  The home was built in 1881 by John P. Davis (I am trying to find more information on him) who owned it until 1913. Henry Golden who was superintendent of buildings and bridges for the Cincinnati, Hamilton & Dayton Railroad lived in the home on the right side f...

Do you watch out for your neighbors? There is a lender owned property that is is an area where I own property. The property was let go and has some damage so in my opinion and that of the listing agent it is on the market at about twice what it should sell for. Yesterday as I was driving past I saw the front door open and no cars neer it. I called the listing agent and left a voice mail. I went to the front door to look in and saw a blanket on the floor of the main room.  I did not enter the property as that would be the job of the listing agent or the police. When he called I let him know what I found and he said the he would call the police and meet them at the property. He also said that he would let the asset manager know that the property need the front door repaired as it was ki...

In the historic district that I own some property in the Health Department came through for inspections. They addressed many issues in the are. Some of the homes had major exterior repairs that needed to be done. Some of the homes that have been let go have issues like rebuilding the box gutters or repairing pillars on porches.  I have already taken care of the work order issued on the one home that I received a work order on! I have also apologised to the nearby neighbors that know me well as I try to keep my property well maintained. By the way my standing in this community is such that I was the first non resident invited to the annual Sashay.  The building that I received the work order on is a Italianate that was built in 1899. The home has wonderful 6 foot tall front windows wit...

Recently an agent put a property on the market that she had purchased. It was an investment type property-- a duplex that needed to rehabbed but the price was right. She was offering the property of 8,900.00! The only problem was that to show the property you had to go to the office to get the keys! Thats right the keys were at the office.  That would not normally be a major obstacle but the office was 35 miles from the property! Would you make a 140 trip to show one property that was on the market for 8,900.00?  I think that this was her way of getting both sides of the transaction which she was able to do.  What kind of things have you run into that make it hard to show properties?  www.Find1home.com

Here is a little bit about a historic distric in Hamilton that I am proud to own investment properties in.About Dayton Lane Historic AreaHamilton, OhioThe Dayton Lane Historic District, more commonly known as Dayton Lane, consists of 210 structures built during the last quarter of the nineteenth century and first quarter of the twentieth century when it was home to Hamilton's prominent industrialists. The houses in the district represent the rich variety of architectural styles popular at the district's height, including Queen Anne, Italianate, Second Empire, and Georgian Revival. Campbell Avenue was named after Lewis D. Campbell, a major landowner who donated a parcel of land to the city of Hamilton fo use as Campbell Avenue Park. The Dayton Lane Historic District is a wonderfully rest...
