(Sorry if I have the numbers wrong) The problem with any statistics is that they are a snapshot at a moment in time and not reflective of the daily ups and downs of the local real estate market. Sellers argue that each neighborhood and/or subdivision has unique characteristics and not all buyers have the all the information they need to make an informed decision.  Buyers are compar...

This week's magazine stands are overflowing with articles offering real estate advice for home sellers and buyers.                                                                                                   There is no shortage of "how to's" needed to survive in today's roller coaster real estate market.  In the Home section of the May issue of Money Magazine a bold "For Sale by Any Means" article reviews several old and new strategies for getting your home sold.  One suggestion about "swapping properties" has been covered on TV news and in the press- and while it sounds great- it has not caught on in our market. There are additional articles covering topics such as enhancing curb appeal, finding a good mortgage broker, and the best places to buy homes today. The current issue of C...

April 7th, 2008 categories: Entertainment, Fairfield, Ohio, Real Estate NewsThey are the typical hunters laden with checkbooks, cash and credit cards....hunting for the right piece to add to their collections!  In search of the "great deal" they will be driving from all over to Fairfield, Ohio.Last February I wrote a short blog about the "Ohio Valley Antique Mall" and was totally surprised by the emails and calls trying to track down more information.  Good news, the mall is officially opening on Friday, April 25th @ noon. The "Celebration" (schedule) runs the whole weekend and will bring welcome traffic to area businesses on Route 4.  I have yet to drive by the  Mall without seeing lots of cars in the parking lot so I am guessing there will be many antiquers making the trek from Friday...

March 7th, 2008 categories: Fairfield, Ohio, Real Estate Selling, West Chester, OhioAs the snow dumps down on our area, I am thinking where is global warming when you need it? I know people are going to be jumping all over me for making this observation.  But really- enough is enough- and we have had enough snow for this year. It's 12:30pm and the snow is currently coming down sideways- and that is never a good sign of things to come. This weekend we "spring forward" to daylight savings and if we actually get the 10 to 12 inches of snow that is predicted- "summer forward"  world be the preferred time change for everybody living in the great Cincinnati area. The good news for home sellers (and potential sellers) is that our long drawn out winter has convinced many families that their curre...

For decades Fairfield residents heading west on Resor Rd had to turn right or left when the road dead ended at Pleasant Avenue. The intersection started to change in May, 2004 when the Welsh Development Company paid $5,025,000 for approximately 27 acres of land and began the transforming the land into the Emerald Lake subdivision.Along with new homes, we finally got a much needed stop light at the intersection of Resor and Pleasant.Since construction started in 2005, over 50 homeowners have moved into the neighborhood with recorded sales prices ranging from mid $300,000 to over $600,000. It looked as if the future in Emerald Lake was in question when, in the fall of 2007, the builder Ryan Homes abruptly pulled out of the Cincinnati market leaving both the home owners and the city concer...

I was scheduled to close with the sellers of one of my listings on Friday afternoon. This had been a drawn out affair and we were closing 10 days after the original contract date because of financing issues with the buyers. To make everything go according to plan we were to close at the title company at 3:00 P.M.. Well I was there and my sellers were there. The manager of the mortgage brokerage called me at 12:30 P.M. and told me he needed to get one thing taken care of and everything would be OK. The buyers Realtor called me at 2:00 P.M. and said he would not be there because he was going out of town.  The buyers never showed up! The mortgage broker called me at 3:05 P.M. as we were sitting in the office and told me that he could not get approval today. We left and went to my office t...

Fairfield Ohio            After this spacious countryside community just 18 miles north of             Cincinnati was "discovered," Fairfield became a successful blend of             industrial and residential development.                      Because it offered excellent employment opportunities, newcomers             were drawn in numbers. Consequently, in as little as seven years,             the population doubled and Fairfield became a thriving city.             Development here is so continuous that even older homes have an             appearance of newness. Large one and two-story homes are plentiful             and multiple dwelling units offer condominium living in a parklike             setting. There are also a number of custom designs on lovely        ...

What unusual comments have you seen on property descriptions lately? I have found a few that I just needed to share because they seemed so inappropriate. Back on Market--Tax Liens HAVE been RELEASED.Boy am glad those liens are released now they may be able to sell. Fresh paint. Newer storm door, front door, shutters. Lrg fenced-in yd.The home is 30 years that means the storm door could be 29 as that would be newer than the house Updates include, roof '93, windows '97Ok we have a 14 year old roof and 10 year old windows is this why it is overpriced? Nice brick ranch that has been newly painted. Small leak in basement.Only when it rains right? This home is A MUST SEE! Priced to sell fastSaw this on an expired listing 247 days on market. What have you seen that you feel the need to share?
