More homes are selling! The April Market Report in Ohio for single family, residential homes in Montgomery, Greene, and Warren counties shows HUGE changes. In April 2009 versus March 2009, the average sale price/listing price remained at 95%. The Real Living Realty average is higher, netting more money for the sellers represented (98%). The average days on market in April 2009 was 126, which is 41 days slower than the Real Living Realty average days on market (85). Dayton Area 2008 Real Estate Update at a Glance The numbers are in for 2008 and though they're not as dismal as the media would have you believe, they are not too good if you are trying to sell your home.  However, these number are great if you are in the market to buy OR if you're savvy enough to trade up with these great interest rates and low low prices on the upper eschelon homes.  Let's get to the nitty gritty: In 2008 - the average home price fell 21% and the number of sales fell close to 16%, according to the Dayton Area Board of Realtors. That's it in a nutshell, and that is for the entire Dayton market.  Each market varies so keep that in mind as you interpret those bottom line numbers. So many times I see problems that the homeowner or agent doesn't see and then have to convince them that it is a problem.  Many of these are not threatening the structure of the home or other major system, but like the one below over time could develope into a serious problem.  There is evidence of a previous leak around the base of the commode and it has been caulked (Almost matched the color).  Even though this procedure stopped the leak onto the bath floor, it did not stop the leak.  So where does the dirty water go? Trulia.com recently released s survey showing that most Americans are uncomfortable with the idea of buying a foreclosed house. Buy NOW: Mortgage Rates are LOW... There are a lot of homes for sale in Dayton Ohio area. So if you are looking for homes for sale in Dayton then the selection is great. What about Dayton Ohio area mortgage rates? Here is how rates work... The Federal Reserve actually has nothing to do with mortgage rates directly. Mortgage rates more closely follow the bond market and the expectations for inflation. Rates now vary from about 6% to 6.5% for a 30 year fixed rate mortgage. The expectation is that by next year rates will be around 7%. According to CNNMoney.com, we are "on the path to a housing rebound". However, the housing rebound is unique to each neighborhood. Stating a national housing market report is similar to having a national weather report! The weather is different in each city, and the housing market differs in each city as well. The housing market report for Dayton, Ohio shows a promising future. The good news affects employees at Wright Patterson Air Force Base due to the addition of 3,800 jobs between now and 2011. The numbers are gradually but definitely switching to a seller's market. Yahoo Real Estate reports that the number of homes for sale nationwide in April 2008 was 93,000 less than in April 2007.   I am a 20 year resident of the Dayton, Ohio area near Wright Patterson Air Force Base and I know from personal experience there is a lot going on in Dayton, Ohio. For fun, The Greene in Beavercreek is great for dining out, watching a movie, laughing at a comedy club, or checking out the nightclub scene. Downtown Dayton there are many art galleries, especially in the Oregon District.
