Last night the Cleveland Orchestra performed the Beethoven Piano Concerto #4 with Mitsuko Uchida as soloist and after intermission a searing rendition of Shostakovich's Fifth Symphony.  Prelude to Act I Wagner's Lohengrin was the encore.  The audience loved it and demanded numerous curtain calls.  For those of you who know a little about music history, you might be interested to know that Gustav Mahler's grand-daughter was in the audience during our Thursday night concert and loved it!  Only in Vienna...   This morning at the Wiener Musikvereinsaal the orchestra rehearsed a little bit of a new piece that we have played several times call "Chor" by Jorge Widmann and then spent the rest of the rehearsal on the Brahms Requiem with the Wiener Singverein (Viennese Singing Society) and solois...

In a few days I will leave real estate behind for a few weeks as I travel to Europe with the Cleveland Orchestra. We start in Toronto and then go on to Paris, Luxembourg, Amsterdam, Linz, and Vienna. I am looking forward to the trip and I rest easy knowing my listings are covered by one of my fellow agents. Last week one of short sale listings transferred, so that was another sale under my belt. Here's a summary of what happened to residential real estate in Cleveland Heights for the 60 days prior to September 25th, 2009:Sales162 homes were listed for sale for an average list price of $166,072.79 homes were sold and transfered with an average sale price of $125,161.The average list price for homes that sold was $133,134.Average market time was 98 days.Homes that commanded top price were in impeccable condition, had interesting architecural features like crown mouldings and fireplaces. Sales of Cleveland Heights have risen in the last three month compared with the previous three months. Of those single family homes that sold in the last three months, all of them were $55,000 or less, so this may reflect bank-owned homes, foreclosure, distressed properties, or homes whose owners just had to lower the price to get them sold. In any case 131 homes were sold or pending in the last 90 days compared to 121 sold or pending for the previous three months. The down side of this is that there were 410 homes for sale during the last 90 days and only 89 for sale the previous 90 days. This may reflect people taking homes off the market for the Christmas holiday. So, more homes were sold but more came on the market the last three months, so the absorption rate has dropped for single...

Laura Johnston of the Plain Dealer was in attendance along with around 70 people, myself included, to experience the auction of this amazing home. I was very impressed by the turnout, especially in this market, and the bidding ran up pretty quickly... starting around $200,000 and running up to $250,000, to $300,000, to $350,000, then to $400,000... Tom Seaman, the auctioneer, tried valiantly to get the bidding up, and over the next ten minutes, could not cajole any of the bidders to wander over the $400,000 mark, not to $450,000, not to $425,000...  He then mentioned that the family selling the home had a reserve (he had indicated such before the auction began) which had not yet been met.  The auction still remained stalled.  He then closed the formal auction, and indicated that the auc...

I check each week to see if we have hit the bottom yet... I'm never quite sure--what I do see are value opportunities all over!  This real estate market is incredible! There are bargains to be had by any investor with the courage to jump now and make an opportunity happen in their favor! Take a look at these two properties, near each other on Kenilworth in Cleveland Heights, very near to Case Western Reserve University and University Hospitals and the Cleveland Clinic, and the millions of dollars being invested along Euclid Avenue in University Circle: 2446 Kenilworth is available for $119,000... previously it sold for $310,000 in 2001... of course, the owner then re-financed this home for way more than the market could have tolerated: $416,500.  Wow!  Never was that home worth $416,500...
