Americans have weathered the rough real estate market of the last few years by staying out of the market, and renting an apartment. It may be time to reconsider that plan, asapartment rental rates are now rising at a higher rate than home values. The Trulia Pro Blog is reporting that while housing prices have increased slightly, “…rents have risen faster, at 5.4% year over year. In 22 of the 25 largest rental markets, rents are outpacing prices. This means that buying a home is becoming an even better deal relative to renting – that is, for those who can qualify for a mortgage and put up the down payment.” Trulia reports that each metropolitan housing market is recovering at its own rate. This real estate slump is a real drag, especially if you’re trying to sell your home. So, stage your pad to beat out the competition and draw in more prospective buyers. Most buyers have a hard time looking past pink walls and green shag carpet, so do the legwork for them and present their “new home” on a silver platter. Call it whatever you like, staging, primping or glossifying- most of today’s homeowners in greater Cincinnati need to do “something” before opening their doors to potential buyers.  How much or how little prep work done really depends on the condition of your home and how much money and/or time sellers are willing to donate. My advice to the average owner (average equals =taken good care of the property and no massive repairs needed) is: Fix/replace broken stuff. Remember I’m a huge advocate of pre-listing whole house inspections so if you’re not sure what’s broken or leaking- the inspection is the best way to find out. Tuesday I drove down to Cincinnati and had lunch with Bill Spear before going to Ellen and Mike's place.  Always a pleasure to see Bill, but a little disappointed I didn't get to see Liz also, but she had other things going on that afternoon. I just wanted to share with you where I had coffee every morning and the view I had also. This is the Taft Museum of Art which is right next to the building that Mike and Ellen live in............it's a beautiful building, but I have yet to tour the museum. This is a photo of Lytle Park. It is directly across the street from the Taft Museum of Art.  It's a lovely little park with flower gardens, an herb garden and a bocce court for the residents of 400 Pike Street.  Excellent place to relax with my coffee each morning before starting my day. Grand Opening of Smale Riverfront Park - May 18                  ​Come celebrate the grand opening of Phase 1 of the Smale Riverfront Park. This phase of the project offers a dynamic recreational, entertainment and leisure resource for the citizens of Greater Cincinnati and visitors to this region. Cincinnati Honored as One of 10 Best Cities for Raising a Family by Forbes Forbes took a look at the 100 largest metropolitan statistical areas in the United States.  They then ranked each of them in seven categories: median income, overall cost of living, housing affordability (what percentage of the market is affordable to a family at the median income), commuting delays, percentage of families owning homes, crime rate and education quality (mainly test scores). Walking Tours of Cincinnati's Brewery History                           From May through September, walking tours of the Over the Rhine brewery history will be offered on Saturdays and Sundays at 1pm.  The Over the Rhine neighborhood is home of one of the largest collections of pre-Prohibition Brewery architecture.  The tour will give you access to the cellars and tunnels of the breweries and increase your knowledge of the time period.  The 1 1/2 hour tour starts at Findlay Market in the Over the Rhine Biergarten and ends just past Phillipus Church at the site of the old Bellevue incline.  Participants will tour the historic Christian Moerlein brewery, and see the high-bay brewing spaces inside Clyffside Brewery and view the massive lagering cellars under Clifton hillside. Go to http://... 06/05/2012
