So you're thinking about building a new Cincinnati patio home?  And you'd like to know if you can get one built for under $300,000?The answer is both Yes AND No!  It's a great big "it depends".There are a fair number of places in the Greater Cincinnati area to build a new patio home, and some are way more affordable than others! Some areas have little to no patio home construction, or when they do, they come at a premium.  For instance builders in Blue Ash know they can get $500,000 and up for patio homes, and $400,000 and up for their attached condos.  Obviously Blue Ash comes with a premium!  You want Mason Ohio patio homes?  Pretty much the same deal.  Expect to open up your wallet to the tune of $450,000 minimum.Cross the Ohio River into Kentucky?  It's still more "it depends".  Some...

My business partner Greg Hancock has been revamping our website to show off some of Cincinnati’s most popular suburbs. We decided to make it even easier for home buyers to find and narrow their search of houses for sale in Cincinnati. Houses for sale in Cincinnati, Ohio Our territory includes real estate markets like Batavia in Clermont County up to Springboro in Warren County. Greg installed some handy price range links too. Just a click and you can see all the Cincinnati area houses for sale in that price range. Of course, you can narrow your house-hunt a lot further with the property search options. The price links of homes for sale in southern Ohio – Cincinnati area start with listings under $100,000. Then listings are grouped by $100,000 - $200,000, $200,000 - $300,000 etc. You can ...

Periodically we get contacted by someone looking for a rental.  Perhaps it's a patio home they're looking for, or maybe a condo or a regular home.  And we do have the capability to search for rentals on our Cincinnati MLS homes for sale search website.  Just used the Advanced Search function and change Residential to Lease/Rent and then put in your other key criteria. But here's the likely outcome of that search:You're not going to find much! Why?Because Cincinnati MLS is primarily about home selling and not home rentals.  It's just not the main business, so the end result is there won't be a lot of entries for rentals. Most sellers need to sell to buy their next home, so leases don't get them to their next place. And landlords, they're not too keen on paying for agents, so they're not too...

The history of Cincinnati patio homes isn't really that old.  For the most part, the idea of this particular low maintenance lifestyle home is less than 20 years old.  There are ranch condos and some landominiums that are older, but it's only in recent years that more and more builders have caught on to the appeal of these communities in the Cincinnati area. There are currently plenty of builders offering new construction Cincinnati patio homes, from the large regional builders down to the much smaller custom builders. You want plain, it can be done. You want bells and whistles galore, that can be built too!You want below $200,000?  Well that ALMOST can't be done, but there is this ONE PLACE that can do it that we know of (and you wont' find the specifics on our websites)! But there are thi...

In Memoriam:  Laraine Shape "Home Not Selling Try SELLABREX . . ." This post is about the passing of the Cincinnati Real Estate Lady, Laraine Shape whom I met right here on ActiveRain.  Fellow AR colleague, Bill Spears, let me know. For the old timers, you may recall Laraine's alter-ego 'Ralph" -- Ralph The Real Estate Dog I met her, by way of Ralph, and found Laraine's humor and writing style to be unique and refreshing.  In getting to know her, she was the type of person not afraid or intimidated to speak out.  She did not like the psychiatric profession.  Not one bit.  Her blog Psych-Times.com is a parody site and it's brilliant.  She wasn't afraid to voice her disdain AND sell real estate AND bake.   How many of us are hesitant to voice an opinion?  Not only voice an opinion but put...

100 Cincinnati Patio Homes For Sale, Is One Your Next Home?  Give or take a few, 100 is about how many patio homes are for sale in the Cincinnati area.  We can add some more new construction to increase that number, and if you don't mind being attached, there are more ranch condos that just might fit the bill for a low maintenance lifestyle! The one thing that is common for them is they'll reduce the demands on your time!    Beyond that, there is some variety on what is offered: MOST include taking care of the winter snows All mow your grass and take care of the leaves MOST do some basic landscaping, and some are more extensive (mulching, fertilizing, etc.). Some include taking care of the exterior of the home, but most don't. HOA fees vary from about $75/month into $300+/month. Ameniti...
