Cincinnati Ranked #7 in Most Romantic Cities in America Amazon.com recently reviewed Cincinnati's reading habits.  Evidently, we have lots of L-O-V-E here!  Per capita, Cincinnati area residents bought more than the average number of romance novels and relationship books, romantic comedy movies, Barry White albums and wellness products.  Amazon's methodology looked at cities with over 100,000 residents.  The top 5 cities are Alexandria, VA; Knoxville, Tenn.; Orlando, Fla.; Miami, Fla; and Ann Arbor, Mich.  Not only is Cincinnati ranked in the top 20, Dayton, Ohio comes in at Number 19.  Lots of love to go around here, (even from the Cincinnati mascot, Porkopolis, shown in picture)!

Local Market Monitor, a North Carolina firm that provides investors with analysis on local conditions, has named Cincinnati to its "Most Undervalued Cities List." Interestingly, we are one of five Ohio cities on the list of 15 that are undervalued. The company looks at economic and population growth, construction costs, vacancies, household income and interest rates.  Employment and job sector growth figure into the equation heavily.  They also evaluate metropolitan areas where buyers would tend to pay more for homes because it is considered a more desirable location.  San Diego, because of weather and ocean-side location, would have such a buyer's premium. Two cities received their worst possible rating, "Frankly Dangerous".  Those were Las Vegas (home prices down 52%) and Orlando (hom...

Cincinnati Is Listed #3 on Top 20 Most Frugal Cities List by Coupons.com   According to Coupons.com, residents of Cincinnati used the site's online coupons third on the list of cities across the nation.  Most frugal was Atlanta, then Tampa.  We were followed by St. Louis, Minneapolis, Charlotte, Nashville, Cleveland, Pittsburgh, and Raleigh.  Results were weighted according to each city's population. With the sting of the recession being felt throughout the country, a growing number of Americans are using online coupons, some utilizing 20-50 coupons a week.  Ohio is the most frugal state, represented on the list by Cleveland at #8 and Columbus at #19.

A month or so ago my Buyer wrote and offer on a REO Property and we were told by the listing agent we had a choice for Title Companies but if we didn't choose the one the Asset Manager wanted to use we would pay for the service twice.  REALLY? My local Title Company says this isn't so, you cannot have fees on the HUD if the service was not performed, yet the listing agent said the opposite.  I feel so silly... My Buyer said okay, we would use the one the Asset Manager wanted.  It was SoJo, or SoJourners out of Cincinnati Ohio.  The processor was fabulous, she worked day and night and weekends.  I know because I received updates all the time! Lynn Anderson was a dream to work with, but that is where the fun time ends. Today is day number Six since closing.  The Buyers are fully moved in ...

Don Scott, a homeowner, who we were able to help sent us this email:   "AHP is a Godsend. Old payment was $1,650 on a $227,000 balance... new payment $850 on a $56,000 balance. We kept our home, and will be able to buy it back in a few years. Now I can continue to raise my children in the home they were born in, and get a fresh start in life.   "Thank You AHP, you do great things for good people and your staff is great to work with. Communication is fast and consistent, and all my fears and questions were answered quickly. I would (and have) recommend them to anyone who is facing off with the banks. They can help you start over, and win one for the little guy." This is one of numerous grateful homeowners we help.

Good News Cincinnati Buyers...more that 72 percent of homes sold between April-June, 2010 were affordable to families earning the national median income.  This data tracked by the National Association of Home Builders indicates that this is the second highest reading in the survey's history. Be glad you don't live in the highest priced areas...10 out of 13 of which are located in California.  The highest markets are in New York City, White Plains, NY and Wayne, NJ. There, only 20% of homes are affordable to families earning the local median income. The lowest priced markets are Monroe, MI; Bay City,MI; Mansfield, OH; Springfield, OH and Syracruse, NY. You may be wondering how they determine these numbers.  The home affordability index is calculated based on the combination of home price...

A North Carolina firm, Local Market Monitor, recently evaluated real estate markets with over 200,000 residents.  They were measuring the potential for price appreciation for conservative investors. It looked to identify the best metros where prices are stabilizing.  It also looked at markets that are still falling and that were dangerous for conservative investors. The American Planning Association named Hyde Park one of its 10 Great Neighborhoods for 2010 as part of its Great Places in America Program. The organization is dedicated to promoting good community planning.  Hyde Park is recognized for its suburbanesque urban area with a great balance of residential and commercial.  "The historic architecture makes it unique and allows it to stand out from other areas in the city," according to Tre Jordan, a research associate with the organization. Other factors that helped Hyde Park receive the honor were the value its residents place on education, the planning by the city that helped shape the area and the active nature of the Hyde Park Neighborhood Council.  Residents love the atmosphere created by living in the neighborhood.  Just drive through t...
