As you can see from the numbers below, nothing has changed for the active listings in Grand Bay. It is not surprising to see the closed sales for second quarter since the tax credit expired at the end of April and the deals were most likely struck in first quarter. It is important to note that the home that sold in the 3rd quarter was a free standing cluster home on Sanctuary Circle. I happened to be the listing agent on this home and it was in excellent condition. It is not unusual for a freestanding unit to sell for more than an attached condo. The average sale prices are much closer to what is listed for 2nd quarter. As winter approaches, we will likely see less traffic. Sellers should make every effort to say yes to all showings, and present their homes in the best light possible.  ...

The Brecksville Reservation of the Cleveland Metroparks is regarded as one of the best local park systems in the country. From The Brecksville Stables which provides horseback riding lessons, pony camps, therapeutic riding and more, along with trails throughout the Brecksville Reservation is quite an amenity for a suburban community. There are many all purpose hiking, biking, jogging and walking trails throughout the reservation, along with a nature center staffed by knowledgeable individuals who are there to provide seminars, education and various events -- my family and I went on a night excursion to communicate and listen to owls, which was a fascinating event to say the least. I love to hike and bike in the Brecksville Reservation as all as the nearby Cuyahoga Valley National Park. ...

The Brecksville Ohio Library Branch of the Cuyahoga County Public Library system is both modern (insides rebuilt in 2006 due to a 100-year flood), comprehensive, well staffed, technology state-of-the-art and centrally located off Community Drive off Brecksville Road, just south of Downtown Brecksville. My family and I routinely take advantage of all the free (county tax dollar supported) services from books to movie rentals, to current periodicals to special events such as watching Jungle Terry bring out a skunk during his live animal show for both education and entertainment. The Brecksville City Hall area in Brecksville, Ohio is both home to City Hall, which houses the Mayor, City Council, as well as the various City Departments (police, building, zoning, economic development, etc.) as well as Fire Station, Service Center as well as two baseball/softball fields and three, fenced, lighted (for night play) tennis courts. This area is also directly connected to the Brecksville Community Center and the Brecksville Branch of the Cuyahoga County Library System. The Brecksville Community Center (aka...The Rec) is just south of downtown Brecksville and is an exceptional community treasure. Downtown Brecksville Ohio is full of old-world charm and has a small town feel.  From the parades, to the older shops, to the design of the store fronts, it's hard to believe that Brecksville is tucked away and maintains a feeling from yesteryear, but is a mere 15 miles down Downtown Cleveland. I was out and about last week and decided to snap a few photos of the downtown Brecksviille area on a nice sunny day.  I also snapped a few photos of the Brecksville Community Center complex and playground area as well. Brecksville Ohio Real Estate Market Report Second Quarter 2010 Although activity slowed after the tax credit expired, the pending and closed sales are stronger than 1st quarter and that is a positive sign. The low interests rates are a contributing factor, I believe, to the steady sales. It is important to note that the pending and closed sales are indicative of contracts written in May and June. It is also important to note that the (original) deadline to transfer title on a home and still receive the tax credit was June 30th, which also contributed to better numbers. As an assistant coach on my son's little league baseball team here in Greater Cleveland, I think I have almost as much fun as he does, as there is just something pure about watching a bunch of 9 year olds learn the game of baseball. They have had two games this year, and the first game they lost pretty soundly and the reverse was true in game 2.  While the league doesn't keep score as it's all about player development and fun at this age, these boys sure do keep good score in their heads and are pretty competitive. What's great about youth sports in Greater Cleveland is since our area is not a "high growth" area, there aren't 10 kids trying out for every 1 spot.  Okay, for some private travel teams, it's pretty competitive and even my son has gotten rejected from a travel baseball team ...
