May the force be with you! By the way, which side do you choose? Well, it seems very clear from this homeowner's mailbox design that they choose the "Dark Side." How is this known? The mailbox is in the shape of a AT-AT walker, an all terrain armed four-legged transport and combat vehicle used by the Imperial Ground Forces (a.k.a The Dark Side) in the movie, Star Wars. Interestingly, this massive 65 foot machine in the movie was used more for psychological warfare.Either way, the fact that this homeowner took the time to really personalize their mail box, speaks to the creative mindset and attention to detail, along with their playful nature!AND,...did you see the shed? Well,...let me show you! Before you step foot into your home, really take the time to evaluate your outsides front ent...

Buying a house is one of the biggest decisions you may ever make, and it’s always a thrill to go through the process. But there are ups and downs on the road to homeownership and sometimes things can get a bit overwhelming. My purpose here in the Hudson Valley is to guide homebuyers and sellers through the process. The house you want to buy might seem like the perfect home, but upon further inspection, hiding underneath that dream home could be potentially serious defects that can make your future investment a costly one. That’s why I recommend buyers hire a home inspector before signing contracts. Most people get the general idea of know the inspector’s job—taking a thorough look at the house and finding out if anything is wrong with it—but there is so much more detailed to a home insp...

One of the most common questions I get is about the assessment on a home. Buyers compare the asking price to the assessed value, or assume the assessed value is what the home will appraise for.  A basic explanation of the terms are:  The assessed value of a property is determined by the municipality. The assessed valuation determines the property taxes to be paid by the home owner. The assessed value is determined the quality of the property, values of surrounding properties, and local market conditions in the area. Taxes are based on a different formulas, depending on the municipality. A property owner may ask for a reassessment, often referred to as “grieving” their assessment. An appraisal is value placed on a property by a licensed appraiser. It is the opinion of a home's market val...

Over the weekend I had back to back feng shui consultations within Ulster County and Westchester County, New York. After my consultation in Marlboro, NY I headed over to Minnewaska State park Sam's Point to get in a full days worth of hiking. In total, it added up to 5 hours. That’s a lot of exploring! I started off exploring the Ice Caves which were pretty cool! Literally. Maneuvering though them allowed you to have a sense of great curiously, while your mind tended to drift into a touch of horror movie thinking, LOL! I hope your not afraid of tight spaces. After, I made my way over to the Verkeederkills falls trail. This offers a pretty sweet vista of the Gunks near New Paltz, NY. Be sure to plan ahead as this trail is 3 hours round tip.To complete my mini exploration, I stopped off at...

Walking along the Hudson RiverI might be a bit bias because I live in the Hudson Valley, however, I find this area beautiful, the variety of trees, the Catskill and of course the majestic Hudson River. In this photo, I was walking along the Hudson River admiring the vegetation, colors in the sky as well as view down river.

Saugerties Lighthouse on the Hudson RiverIf you have read my post in the past you might have discovered how much I care for things around the Hudson River.  It is a river where several lighthouses are located. One such lighthouse is the Saugerties.  I especially liked this one because I can walk out to it, and that is what I did on Friday,  accompanied by a few friends. We brought food and had a picnic while listening to the soothing sound of the water, the occasional boat and the Amtrak train going by.

Grandpa and Grandma WoodstockWoodstock is a cool town in Ulster County NY.  I have fun looking at items in the stores as well as trying different cuisines.  In the center of town people gather often to listen to music, sometimes in the form of a druming session. This photo was taken a few years ago of Grandpa and Grandma Woodstock, they are often seen around town.

The Headless Horseman (H5) is home to the world’s most famous haunted houses and hayrides. It has been rated as the "#1 haunted attraction in the United States by Haunt World Magazine, and listed as one of the "Top 20 Hometown Haunted Houses in America" by Fangoria. From start to finish, this is an impressive operation of moving parts, illusions and artistry for optimal creepiness. My personal favorite was seeing the headless horseman, it was a moment of amazement.  This haunted attraction covers 45 acres (180,000 m2). The Headless Horseman has been featured on Emeril's Halloween special and the Travel Channel, and draws celebrities, local, national and international visitors each year.   If you are near Ulster County, NY its worth the visit! If you miss it this year, there's always nex...

After providing a Feng Shui consultation in New Paltz, I decided to stick around and check out the local sites. I came across Hurds Family Farm in Modena New York. This was a lovely treat and a great way to end the day. They had all kinds of things for young children and adults to partake in. The highlight of course was apple picking. I will suggest though, due your apple picking more with in the mid-September as you have a better range of options. Either way, this was a great farm to check out and it offered some tasty treats like warm apple cider and cider donuts. For more information, check out: Hurds Family Farm New York

I had just finished showing a building in Saugerties and decided to take a few moments to look in store windows.   I saw all sort of stuff, but did not go in, however the Pig got my attention and the  camera came out.Next I took a look at the underside of the Red Bridge over the Esopus Creek

Fall is APPLE Picking Season in the Hudson ValleyFall is a favorite time of year for many. I love the fresh air, warm days and cool nights. I love that the leaves start to change color and put on a show that ONLY mother nature could provide us. What I don't like is that it ends too quickly and then we have winter, but I digress. What I really love is going apple picking. I'm frequently asked why I go with my husband each year as our two daughters are grown and don't live nearby.  Friends ask if we are bringing family or friends that visit and want to go. Well, we do that, but when there isn't anyone to "bring"  for an excuse we just go ourselves. I LOVE to go apple picking. So much so, this year we went two days in a row. Two farms, two orchards and tons and tons of apples. Why wouldn't ...

Hudson River LighthouseThis Hudson River Lighthouse is located across from the most Northern Village in Dutchess County NY.  It is known as the Saugerties Lighthouse as it is closer to the western bank of the Hudson River. If you want to spend the night out on the river and not in a boat, this light house operates two rooms as a B&B; of course it will take advance planning to get one of these rooms. This structure benefits from many who volunteered their time and from donations of  others.Read moreIf you decide you want to  live in the beautiful Mid Hudson Valley contact Jennifer

Views of the Hudson Valley - Marlboro NYI can see for miles and miles and miles!Consider Marlboro New York - Moving to Ulster County New YorkWhen taking photos of homes in the area I find that the views are a great selling point. Knowing the neighborhood helps a buyer get perspective of where they might buy a home. Not all buyers are familiar with the location they plan to move to. As an agent that works with many buyers from New York City I frequently feel like a tour guide. I don't just sell houses, I sell the community, the neighborhood and views. Hudson Valley views are absolutely some of the most beautiful in the world. Ever changing with all four seasons, they are worth a visit. Live work and play only 65 miles north of New York City and be a part of this beautiful community. Ask ...

Motivational Monday: Never Assume When I was studying to become a Feng Shui Consultant back in the early 2000's, one of the earliest lessons I learned from my mother (Carole Provenzale) and my mentors, was to never assume a consultation was going to be easy or challenging. You simply stepped into each session with an open mind and heart, actively listening to the words, taking notice of their body gestures and eye movements while also observing their environment with a none judgmental mindset. If we arrived to every consultation with the preconception of this person is x,y, z, it would block the very essence of the healing process. This is a tidbit of insight for everyday encounters and interactions.

Hiking North South Lake in Catskills New York Its the that time again, the seasons are changing and with that comes beautiful colors. Over the weekend I went hiking in the Catskill regions, which is about 3 hours from New York City yet very much worth the trip. We did the entire loop for both North and South mountain and summit-ed North mountain which is the view you see above. From the top you can see Vermont, Massachusetts and Connecticut. Hiking in general is a great way to keep in shape and from an energy perspective it is an excellent method to grounding your energy. http://catskillmountaineer.com/hiking-escarpment.html
