  Despite tight inventory levels in Tarrytown and Sleepy Hollow sales were up a bit in January with six closings total.  This is the highest single family homes sales have been since 9 in June 2014.  The sales/list price ratio decreased to 100.8% from 103.7.  This tells us homes are still selling for the asking price or more. The median price in January was $613,750, up from $545,750 this time last year.  Inventory levels of 17 are up but down one from 18 in January 2014, not much change there.  New listings are still scarce with a total of 4 homes in January.  This should definitely improve over the next two months.  We have seen homes going to multiple bids in the first week on the market so far this season. Tarrytown single family home sales continued to drop in October with only 3 closings to report.  These numbers aren't too far off the 7 closings this time last year but are the lowest since 2 in March 2014.  The median price was $400,000 which is down from $730,000 in October 2013 and also the lowest since February 2013.  Inventory levels remain unchanged from 25 units last month.  The average days on market of 147 was up substantially from 83 in September and up slightly from 125 in October 2013.   Tarrytown Condo Sales of 6 units were down 33.3 percent from October 2013 but still better then the single family sales.  The median price was $375,750, up 56.6% from $240,000 this time last year.  Inventory of 20 units is a healthy number and up 5.3% from 19 in September but down 33.3% in ...

  As expected, Tarrytown Single Family and Condo sales have cooled down a bit from the busy spring market.  There were 4 single family sales which is up from 2 in September 2013 along with the sales/list price ratio of 97.6%.  The median price was $517,500, up from $492,500 this time last year.  Please note that this is the lowest the median price has been since March 2014.     Inventory levels of 26 are up 13% from 23 in August but down 25.7% from 35 in September 2013.  The average days on market of 83 is way up from 52 in August and a bit from 70 in September 2013.   Tarrytown Condo sales were a total of 4 as well which is also up from 3 this time last year but the sales/list price ratio decreased 1%.  The median price was #340,000, down from $499,000 in September 2013 and is the low...
