Are you thinking of selling your Staten Island, NY Home FSBO... by yourself? Marketing a home in 2012 is NOT the same as marketing it 10 years ago. Even if you did this before, you have to do so much more than plant a sign on the front lawn and place a classified ad. 5. Advertising is more complicated. When is the last time you read the newspaper or searched the classifieds. Years ago you'd buy the paper to see what homes were for sale or rent. A single classified ad run several times a week might get you enough calls to sell the house. Now it's so much more complicated! Most agents and brokers don't advertise in newspapers anymore because THEY DON'T WORK and also because they are very expensive considering the lack of results.  96% of real estate transactions start on the internet! 4. I Have To Do That!!?? I love being a Realtor®.  There's nothing like handing the keys to 1st Time Homebuyers and seeing their excitement or helping a family sell their home when you realize you've helped engineer a deeply important move that will be a significant marker in their lives. Each transaction requires successfully getting a buyer and seller together and negotiating everything from price to closing dates and having an agreement both parties feel good about.  But getting to that point requires all sorts of skills, and not just the ones we like to toot our horns about (me included).  I love showing my successful marketing endeavors to home sellers, it's great to explain buyers what my years of experience have taught me in regards to negotiating but there are some things I do, I t...

The story of Captain Sully (in case you live under a rock)... Just minutes after take off, Captain Chesley B. "Sully" Sullenberger III, announced in a calm voice "brace for impact," to his 150 passengers aboard US Airways flight 1549 just before safely bringing his plane down onto the icy, 65-foot-deep waters of the Hudson River.  Being a highly skilled pilot, he saved hundreds, potentially thousands of lives by remaining calm and solving the problem by doing what he did best...fly airplanes. Since then, the term "pulling off a Captain Sully" has been coined for situations where the impossible became possible and good prevailed because the right person was in the right place at the right time. THE RIGHT PERSON Jennifer Karakosta The protagonist of our story is Jennifer Karakosta, an ag...

Real estate investments lost their allure 5 years ago. Is now a better time to start investing again? In 2006, during the very peak of the Staten Island Real Estate boom, many people were still buying real estate in Staten Island as investment properties.  Interest rates were relatively low at between 5 and 7 percent, but prices were high.  Not many investors heeded the warning signs of a market bubble about to burst.  Only the savvy Staten Island Real Estate investor was able to turn a profit from investment property purchased during the peak. Fast forward to 2012 and we have an investment market prime for a comeback....sort of.  Interest rates are the lowest in history at around 4%.  Rents continue to rise.  Prices have somewhat stabilized at a loss of between 10% and 25% of 2006 pric...

Annadale received its present name circa 1860, and is named after Anna Seguine, a descendant of French Huguenots who were among the South Shore's earliest settlers.  This settlement is also responsible for the neighborhood immediately to the southwest of Annadale being named Huguenot, and the Seguine family also lends its name to Seguine Avenue, the principal north-south thoroughfare on the east side of Prince's Bay, the neighborhood southwest of Huguenot. In 1929, immigrants from Spain purchased land along the Annadale shoreline, and founded a settlement that became known as the Spanish Camp, or Spanish Colony.  First tents, and later bungalows, were built at the site. The site was purchased and buildings demolished at the end of the 20th century so that several large, upscale homes c...

To show or not to show?  Listing agents do's and don'ts Let's say you are adding an extension on to your home.  Would you want the owner of the construction company to be present whenever work is preformed?  Do you care if only the foreman is present to make sure the work you wanted was done properly? When I had an extension added to my house, the company I chose to do the job was the one who told me, "I work with my crew every day, I'm always on the job and I only take one job at a time". I had a neighbor who bought a new construction unit a while ago, and being a carpenter himself, every day when he came home from work, he would go over to the new unit and rip out anything that was not done correctly.  That's what prompted me to chose the contractor who was always on site with his wor...

Price your house right and buyers will get off the fence. Home buyers are out there.  Lurking…watching…sitting on the fence waiting to pounce on a deal offering a fairly priced home and a low interest rate. But they remain elusive to some home sellers. Here’s why… Pricing your home properly is the single most important factor when selling in today’s Staten Island real estate market.  I’ll give you an example.  My office listed a property 3 weeks ago and it went into contract today.  From list date to contract in 21 days.  This tells me a few things. First, the Staten Island real estate market is very strong.  Qualified buyers are out there but they are better educated and savvier than ever…and they aren’t going to pay more than your house is worth.  Their agent is coaching them, showing...
