Scarsdale Cooperatives: Scarsdale coops are very popular for commuters and long-time residents alike.  When people think of coops in Scarsdale, they are often thinking of the famous Garth Road.  Unfortunately, there are no longer any dog-friendly cooperative complexes on Garth.  However, nearby on Central Ave, there is such a complex. Zachys Wine & Liquor is a famous Scarsdale Landmark: Located on 16 E. Parkway in the heart of Scarsdale Village Zachys Wine & Liquor is a landmark unto itself.  They are in their 65th year and anyone who knows anything about wine, knows Zachys.  Wine affectionados come from all over to shop there.  They host exclusive and wine tastings.  For example, the most recent was on Saturday with a big Italian wine tasting. In truth, I was more than a little intimidated.   The Scarsdale market began its correction towards the end of 2007.  Scarsdale homes  went down substantially in value through 2008.  In spite of the financial meltdown at the end of 2008, the Scarsdale market has actually been firming up over the past year.  Although this has not been smooth ride, there are signs that the market is stabilizing – or at least depreciating at a slower rate.   In many ways the Q4 data reflects the Q2 data where year over year home values had started to nudge up.  In Q3 many of these gains were erased, but they were back in the 4th quarter. There are several issues that could derail this trend.  Subsidies  for mortgages will be ending putting pressure on interest rates.  Further, Scarsdale is not immune to the shadow inventory of foreclosures that have yet...

First, apologies for posting this so late.  A family illness has been creating a time squeeze and although this may be a bit dated, it is good to have a third quarter reference to look back on. Scarsdale NY housing has been in the cross hairs of the housing recession for a while now.  Initially,  it was resistant to the correction taking place in other parts of the country.  Eventually the forces that had hit other parts of the country so dramatically, came home to roost even in the most resilient areas of Westchester.  Real estate values in Scarsdale NY came under prssure as inventories swelled.  The drop was severe. The 10583 zip code in Westchester County is the zip code for Scarsdale, New York.  There are two Post Offices for this zip code, one in the Village of Scarsdale and another on Central Avenue which is an Annex.  This zip code covers the Town/Village of Scarsdale and then there is the Scarsdale PO as it is known which covers areas in New Rochelle, Greenburgh, White Plains.  There are several school districts where the address of a property can be in Scarsdale but the property is not in the Scarsdale School District but could be in the New Rochelle, White Plains, Ardsley, Greenburgh or Edgemont districts. The housing market in Scarsdale is all over the place.  Single family homes took a very heavy hit last year.  Since they took their hit early, they now appear to be in recovery mode.  The same can not be said for neighboring Edgemont which is now taking a drubbing and the cooperative market has also seen some difficulties. Cooperatives: Coops took a big hit this time around.  It is somewhat surprising to see since this entry level type of housing has remained very sturdy and resistant to correction due to high demand.  But it is not immune.   Sales prices for the Scarsdale P.O. are down over 23%.  Less so in desirable areas near the train – such as Garth Rd. But all have taken a hit since the market crash of ‘08.  Sales volume for Q2 2009 is down over 45% with only 18 units sold in Q2....

Much of Scarsdale is in full blown buyer’s market mode. In single family homes, the price drops and inventory issues have been extremely severe. The cooperative market has held up much better. The weakness in single family homes is in part a reflection of the stressed jumbo loan market. Since most homes in the coveted 10583 zip code fall into the high-end category - the market has been dealt a more severe blow than corresponding markets in White Plains and Hartsdale. Scarsdale is a wonderful place to live and qualified buyers should be taking advantage of this rare opportunity. Roaming around the internet this morning I wandered over to Yahoo to check out their Real Estate Section.  I thought I would check out what they have on their site for Scarsdale, New York so I punched it into their search and voila up came 278 "home for sale".  Then I wandered over to Zillow and put in the same search and voila up came 414 properties for Scarsdale.  How can that be?  So on the Zillow site I looked at some of the properties listed for Scarsdale and they had properties in Ardsley, Dobbs Ferry, Eastchester all included even though these properties have different zip codes.  Interesteing. So I went over to Trulia and punched in Scarsdale, New York again and got a completely different number - 314. I got curious and thought I would check out who is right.  What is the correc...

It may be the dead of winter, but a buyer’s housing market is in full bloom in Scarsdale. Some sales statistics point to one of the best buyers markets for single family homes than has been seen in a very long time. Cooperatives: Coops in the coveted Scarsdale zip code (10583) showed less stress than single family homes. They were one of the bright spots in an otherwise grim quarter. Prices were down a mere 4.6% over the previous year - with an average sales price of $251,000 for the 4th quarter. There was a mild (perhaps insignificant) average price increase of $13,000 from the previous quarter. The number of units sold in 2008 was not significantly different from the 2007 numbers. The third quarter residential closing continued to drop for Westchester and Putnam counties below are the status for the 3rd quarter compaired to last year 3rd quarter 2007. Westchester County Single -Dropped - 21% Condo- Dropped-26% Co-op - Dropped - 23% 2-4 Family-dropped- 37% Putnam County Single Family - Dropped - 11 % Condo & Co-op - Dropped-40%   We also see an increase in inventory from last year 3 quarter in 2007 - This year inventory higher than last year: Westchester County: Single - Increase- 112 (2.8%) Condo - Increase-21 (2.2%) Co-op - Increase- 158 (11.9%) Multi Family - Increase- 16(2.0)   In Putnam County we see decrease in inventory for single family homes: Putnam: Single - decrease- 65(6.2%) Condo & co-op - increase- 16(13.8%)

Scarsdale, NY 10583 had  the distinction of  earning the number two spot on CNNMoney.com’s top-earning towns survey in 2007 with a median household income of close to $220,000.  Living in Scarsdale certainly doesn’t come  as cheaply as does in some other municipalities in Westchester   However,  one certainly doesn’t need over $200k in household income to afford one of the wonderful coops on Garth Rd.  A one bedroom coop in Scarsdale can set you back about $200,000 depending on size, condition and complex.
