Much better than last year!  That's what I have to say about this year's Designer Showhouse in the Hamptons. This year it is being held at 129 Stoney Hill Road off Brick Kiln Road in Sag Harbor. Sunday, September 5, is the last day, so hurry and get over there. This year the room decor in 95% of the house is MUCH more down to earth than last year, which frankly, I found to be over the top. There's excitement in the air as prices tumble and buyers who have been holding back are responding to huge reductions on some A+ listings. After a 10+ year run of non-stop business and accelerating prices, we're seeing a reversal I couldn't have imagined here in Sag Harbor.  It's very easy to make sense of this market once you are able to get your arms around this new perspective.  I was watching Donald Trump in an interview on TV yesterday morning and he said, quite logically,  "The time to buy is when prices are down, you don't buy when prices are at their highest".  Let's call that Wealth-Building 101.  There's money to be made even in, and maybe especially in a down market.  I guess I won't be retiring to Florida anytime in the near future!     i

I finally posted to my blog for the first time a few weeks ago. But here's the counterintuitive part: the Re/Max Beach chief, Michael Daly, didn't cave in; he changed tactics, opening a buyers' agency, True North Realty Associates, in North Haven. "Nearly 98 percent of real estate agents in New York only represent the seller," even if they are taking the buyer on tour to see properties, he said. On the East End, however, most buyers have gone into transactions without anyone acting on their behalf. That is changing rapidly as the market sours here. Michael Daly, who owned the RE/MAX Beach Properties franchise that closed its doors in Southampton due to the credit crunch this past summer, is hoping to fill the void in buyer's brokerages on the East End by opening his own buyer's agency, True North Associates, out of his North Haven home. As sales activity wanes due to uncertainty in the marketplace, I've noticed an uptick in winter, year round and early activity for summer '09 rentals.  Many sellers have decided to offer their homes for rent at this time until things turn around.  As a result, renters have more options than ever and renting before buying is always a good idea to make certain the area you've chosen is where you really want to be.  The New York Times is doing a story about this for their Escapes section including one of my Sag Harbor listings.  Will post it as soon as it publishes.

I am very excited to be joining the Active Rain community and look forward to networking and sharing tips and experiences with other agents. With the economy as unstable as is it right now, and the dismal forecast for the housing market, this will truly be a time to sink or swim as an agent, and I intend to swim!!! We here is the Hamptons are pretty fortunate in that our market is a little more stable than many of those around the country. We are finding with prices decreasing or stabilizing from the skyrocketing values of the past few years, a large number of investors are coming out of the woodwork. Those that can still obtain financing or that have cash to spare are making some really unprecedented deals. Will this last? Who knows. Only time will tell...
