I Can't Find a New Construction Ranch! A new construction ranch home for sale is a hard thing to find in Newburgh NY. Recently I have had quite a few requests, and buyers are looking for answers.  Resale homes are available, but new construction ranch homes are not being built on speculation by builders. The Ranch style home was popular in the US during the 1950’s and 1960’s. They were usually three bedrooms one bath and rather small. They were very functional and provided many middle class families the perfect solution to home ownership at an affordable price. Styles and preferences change with time. Buyers wanted bigger homes with more bedrooms, bathrooms and amenities. Builders looking to accommodate buyers increased the size and the style changed to a more traditional look of a colo...

Newburgh or Times Square? New Year’s Eve 2012 The age old dilema of where to welcome in the New Year always seems to be a discussion. Last minute plans are still being made. I usually spend the holiday with a quiet dinner at home. A bottle of champagne and a toast at the strike of midnight has been my style over the years. When my children were little they insisted we stay awake banging pots and pans, making lots of noise to welcome the New Year. Dick Clark was always on our TV and we would ceremoniously watch the ball drop in Times Square. Over the years the music and guests have changed, but I don’t remember a year without Dick Clark on my television. Celebrations around Newburgh vary with different things to do. Many people have parties at home while others venture out in the cold t...

Things to Do in Chadwick Lake Park Newburgh NYA gem in the Town of Newburgh .... Visit the beautiful Chadwick Lake Park any time of year. The park is part of the Town of Newburgh Recreation Department. Seems to me I’ve been missing out for the last 25+ years. I always thought that it was just playground.. little did I know how beautiful the park is. It is much larger than I thought too. What a beautiful place to enjoy the outdoors. Great location and free time well spent. This fall I walked around the lake and back again on more than one occasion. A four mile walk my husband and I spent a  a good deal of time becoming more acquainted with all the ducks and trails around the lake. Take the trek around the lake once, and you will be hooked. You won’t want to miss the skating or hockey, chi...

or two or three or ??? With SantaCon.. the answer is ThousandsMy recent trip to New York City with Santa... New York City during the Holiday Season is always an adventure. Timing is everything. This past Saturday I was fascinated to find out all about SantaCon I don’t know about you, but I had never heard of SantaCon before. It seems to be a recent tradition that is a fund raiser of sorts and a gathering of people that LOVE to dress up as Santa Claus. It is quite controversial and quite the party. I did not get to follow the party downtown (where I hear the party gets a bit more rowdy) but I was able to get some classic photos of Santa all along the streets of midtown Manhattan. Their claim, "SantaCon is a non-denominational, non-commercial, non-political and non-sensical Santa Claus c...

A Great Time to Sell Your Home Are you thinking of Selling Your Newburgh NY Home during the holidays? Don't hesitate, it may be a better idea than you thought! Many clients ask the question about when is the best time to sell their home. My answer really depends on individual circumstances. I believe that if you are looking to sell your home you must have a reason for doing so. Choosing  when to sell by a specific season is not the answer. You may be under the impression that selling during the holiday season and the winter is not the best time?  Think again….. Buyers are more likely to be serious around the holidays. IF they are shopping now during a busy time of year… they need to buy a home. The result?  Motivated buyers that will tour your home. Less “lookers” and more buyers can ma...

Follow the Leader?                            Time For Shiny And New?  It’s Not Always About Houses On a recent drive down Route 32 in Central Valley I kept encountering “like cars” headed in the same direction. It was a sunny Sunday afternoon and it seemed that everyone wanted to be out driving around to see the fall foliage in the Hudson Valley. The leaves were picture perfect that day and it seemed the traffic was a bit more than normal. I was on my way toward Newburgh & I caught this group of tiny cars at a red light. Not sure what “road ramble” they were on, but I wanted to follow them to see what they were up to. Something to ponder… and maybe next time I’ll turn around and follow them. I guess MY car would be a bit conspicuous …… time for that new shiny sport car??  J...

The Orange County Ballet Theatre presents "The Nutcracker" The Nutcracker Ballet is performed every year like clockwork.  Ballet companies all over the world preform their version of the beautiful Nutcracker Ballet. The original music was written by Peter Tchaikovsky. He was commissioned to compose music for a choreographer, Marius Petipa. The performance was from the Hoffman’s Tale aka “The Nutcracker and the Mouse King”.  The first performance in 1892, was a complete failure. A major disappointment to critics and audiences at that time. Amazing to me as I always thought that it was the most popular ballet of the last century. Not until 1954 when George Balanchine created his new version of the old ballet did the ballet receive interest and began in the popularity we have now seen.  He...

Is 2013 The Year to Buy Your New Home in Newburgh NY? The housing market has seen some amazingly low interest rates for mortgages in 2012. The Primary Mortgage Market Survey has recently  published interest rates that are  even lower this week!  In speaking with a local bank today I was again quoted 3.375 for a 30 year mortgage and 2.65 for a 15 year mortgage for someone with decent credit scores. Although slightly higher than the national average these rates are amazingly low. Even with points these numbers are lower than they have been for quite some time. Low interest rates is great for home buyers.  Inventory is low for new homes in Newburgh NY. Resales are competing with new homes. Brand new homes are being scooped up before they are completed. This leaves the buyers looking for ho...

Restoring Homes in Newburgh.... One House at a Time!Historic Homes in Newburgh NY The City of Newburgh has many homes that date back to the 19th century. The architecture of these older homes is a style seldom used currently in new construction. Attention to detail with crown molding, archways and stained glass found its way into many homes back then. These details are a delight, but seldom used in the same fashion now. Federalist,Victorian and Art-Deco design are among the homes that have survived over the years. Many homes have had renovations and others are in major disrepair. When I drive down the streets of Newburgh I can’t help but think of what it must have  looked like back at that time. So much potential to renovate what has been lost. It is time consuming and costly, but there...

Colors Of The Hudson Valley A Last Hoorah! Newburgh NY is known for some truly beautiful landscape. Four seasons with drastic changes in temperature allow for some great and varied photo opportunities. Fall is my favorite season for taking photos as the colors are spectacular. I am in awe of the transformation that takes each leaf and turns it from green to gold, or yellow or red before they cascade to the ground. Just like clockwork they tell me that winter is on the way. I would be happy to freeze this moment in time. Unfortunately there is no way to stop the inevitable. This is the tree outside my front door when it reached perfection this year. Naked she stands in my front yard now ... the leaves are all gone until spring. A Million Thanks A Simple Thank You Goes a Long Way   Last year a National effort was begun at the WWII Museum in New Orleans. The goal?… to get over one million people to say Thank You to our military men and women all across the nation. I think it is a really cool thing to take part. Veterans Day is Monday and a great time to raise your voice in special thanks. A simple act of recognition really does  make a difference. Not just today, but every day. We owe so much to all of these men and women.   you can help spread the word … and be one in a million repost this article to Facebook, Google+ or Twitter or visit the museum’s website and join me in saying Thank You! The Balmville Tree Did George Sleep Here? Traveling north of Manhattan along the Hudson River lies the tiny Hamlet of Balmville NY, a small slice of the Town of Newburgh. This beautiful location of rolling hills and river views along with varied architecture is home to approximately 3,179 people. Driving around town you will notice this to be a small community of mostly single family homes, a church or two, a golf course an elementary school, and a very remarkable tree… the Balmville Tree. Growing right around the corner from my home, this tree speaks of historical significance to my community. The legends vary, but George Washington is always included in every variation. Our Balmville tree dates back to the American Revolutionary War and the days of George Washington and the Continenta...
